@Braydn Tapscott. Sounds like a good case for "take the money & run"!

@Cristina Enriquez

Texas is a NON-DISCLOSURE state meaning the Sold prices are NOT recorded in any public documents (deeds, etc) that Zillow, redfin and all the other "cool" websites you access.

You'll need assistance of an local Houston Agent to get those figures from the HAR MLS.

@Tyler Free. You didn't mention anything about spouse / kids or significant others that may be depending on you.

Since you haven't owned / lived in anything other than apartment - best advice would be to look for a Duplex - Triplex - 4-Plex where you can live in one unit and rent the other(s). This will either allow you to live rent free or at minimum a reduced rate, allowing you to stockpile funds for future investments.

@Paul Kubin. I think you find most prolific Buyers / Investors have Lines Of Credit / Financing arranged they can tap into with just a phone call. This entails doing the legwork upfront to establish relationships with Banker / Private Money Lenders that provide you this flexibility.

@Kaulin Galluzzo. What does your purchase & Sale Contract say about tenant deposits? If the contract doesn't say anything - you may be SOL on this one! Otherwise you probably need a good stiff lawyer letter to previous owner.

@TJ I. No specific Broker. I suspect most have the same basic data. I would call and ask a couple about their capability to provide a list with your specifically defined criteria.

If you have a relationship with a Title Company, they may be able to give you a list  most likely it will be less well defined than what a List broker can provide.

As you probably know it's a numbers game - get your info in front of enough people meeting your criteria and you'll have some shaking through the funnel.
