Are you interested in Urban, Suburban or Rural?

Does the idea of Big city lights seem more appealing, than quiet country towns?

@Soda Kuy. I sure wish you would stop "sugar coating" your response and let everyone know how you really feel about the subject. 

Reality is anyone can run their business as they see fit (last time I checked it was still a free country) and the market will tell / penalize those business owners not willing to serve the public.

@Sanjeev Gurung. So you area negative $400 per month even without any hold backs for maintenance, repair, improvement, etc.

Question is are you able to carry the Condo until the values reach your target selling price or could you  re-deploy those funds better in a different market?

The other option in Honolulu is could you convert the unit to STR and increase your monthly cash flow?

@Kate Pasinelli. I unsure about Canadian Rules & Regulations, but in Texas you would have to honor the existing Lease and rules established around that lease until the lease expires.

@Rebekah Nation. Think everyone has give you solid advice. Everything you've stated has all the earmarks of an Abandoned Lease.

I would emphasize to you to find a copy of the Georgia Landlord - Tenant laws and read it and understand it before you get much farther into the process.

@Lili Rocha. My presumption is you are a new agent. With that in mind, there are a lot of things to consider in making your choice, but utmost in my mind is the training and support you'll receive from the Broker. Initially, it's even more important than the Broker / Agent splits. 

There is a VERY HIGH fallout rate among new agents, primarily, IMO, due to inability of new agents to create business for themselves. And whether you realize it or not, from this point forward - You are in business for yourself and YOU are the Business.

@Albric Rosa. You say "I cannot obtain a real estate license here in Texas"! 

Is there something in your background that prevents you from obtaining a RE License in Texas? I'm not insinuating anything. However, if there are background circumstances that prevent you from getting a Texas RE License, I would contend those same circumstances will  prevent you from obtaining a Florida RE License as well.
