Hi Krystan, yes, when buying your investments from out of state, definitely focus on near turnkey, minimal work needed, something that will instantly cash flow right away, and has tons of upcoming appreciation/growth. I would recommend taking a look at Columbus Ohio! A lot of my out of state real estate clients really like this market because the macroeconomics look so good for this market - population is growing, job growth is growing, and so many companies moving and developing here. Look at Intel headquarters, Google, FB, Microsoft, LG, Amazon, Nationwide, Honda, etc. Additionally, the price point is still cheap enough to find the 1% rule and positive cash flow and it's super landlord friendly (so you will never have to go through a 12 month eviction or anything close to that!). Lastly, the price point is still very cheap here in the sense that you can still find investment deals that hit the 1% rule for 120-180k! Happy to connect and answer any questions you have!

It depends on how the numbers look - how much cash flow we talking? What's the cash on cash return or cap rate of the investment deal? If it's a really good one, maybe worth considering. if it was an average deal, i would pass. You can still find deals that positive cash flow (aka hit the 1% rule) and have amazing appreciation in Columbus Ohio so I'd personally rather invest there. Hi Runbang! When it comes to real estate investments, you can't look purely at cash on cash return because real estate is so much more than that - it is cash flow, appreciation, principal paydown depreciation, and depreciation. When you add in all of those returns, your yearly return is closer to 20% a year. With that being said, appreciation in Franklin County ranges from 7-10% a year based on a report I read recently - it's one of the fastest growing cities with some of the highest appreciation potential in the US.
In Columbus Ohio, you can definitely find the 1% rule and tons of positive cash flow here after PITI but it won't be the BEST cash flowing market. But if you're okay with netting a few hundred dollars a door after PITI and reserves, you'll definitely find deals here!
Additionally, it's one of the best appreciating markets in the US with tons of macroeconomics - population growth, job growth, and companies moving/developing here. So you're buying future appreciation over the next few years that will make the real estate 2-3x! Happy to connect and answer any questions you have!
