I use wix.com; not quite as simple as wordpress at first but I am not technical and I am able to keep my site updated fine.

Overall good advice. You don't need a lot of cash to get started; you can do a flip with 5k to start in the right market.
There is also a lot of negativity among experienced investors. You will see it sometimes on this board. I won't name names, but I have seen the same people on many threads dumping cold water on investors who don't do what everyone else does. They should be ignored, and the serial offenders reported.

I love San Antonio for my flips of 8-10k after 2 months with minor rehab. I also like Kansas City but have just done TK buy and holds there so far.

it's ok, but you're not far from losing money - a vacancy for a couple months and a major repair or two. Welcome to rental real estate investing! Not my favorite type of investing. I have some turnkeys in various markets, but I'm mostly an owner finance believer now.
also, with your 30k down payment, I could do three flips in TX in 90 days or less and make 8-10k each. I've done it in the last 3 months already.

thanks, it is fully rented for a year and rehabbed, but true, maintenance will happen once the 1 year warranty is up. Thanks.

No harm in paying for a guru class here and there, but I maintain that you can find mentors to educate you in a niche of REI for damn near nothing. :) To each his/her own.

I just closed this deal in Kansas City last week through my TK contact. I am finding KC to be an attractive market this year with reasonable prices and good returns!
City seems like an REI dream to me - 47% of residences in Kansas City are renters, with a high occupancy rate, according to my research.
The numbers:
Price: $79,500.00
Rent (gross income): $1000.00/per mo.
Property Mgmt Fee: $100.00/per mo.
Insurance Expense: $54.16/per mo.
Taxes: $66.15/per mo.
Net Income Per Month: $779.69
Net Income Per Year: $9356.28
Cap Rate: 12%
I bought it cash fully rented and it is producing monthly without a hitch :)
Anyone else finding KC to be fertile investing grounds?
welcome! I have invested in Austin, but lately have been moving south to SA. I find the affordable home deals down there to be irresistable, esp with owner financing :)

Another tired of being a landlord story :( Been there done that. Tell him to come to BP and learn about alternatives to being a landlord! :)
