Probably the most important part of success is to only buy properties that fit your financial model. If you don't have a model that's the place to start.

Thanks for the reply. My wife and I have a small independent brokerage in Austin and bought my first investment property in the 70's. Over the last few years we've done several rehabs in Austin and are currently working on a spec house. 

I'm also happy to share my experience building a retail real estate business. 

Finally, my thoughts on short term rentals are that it's hard to get a decent return unless you manage the property yourself and have a pretty high occupancy rate. I prefer long term unfurnished rentals.
