@Fernando Garcia PM me and I will provide some contacts. I'm a buy and hold investor, most of the work I have right now are maintenance type work and small upgrades. I've used all these contractors in the past on remodels.
If you are knowledgeable on construction then you can sub out the work yourself. Most good subs will provide guidance as to what needs to happen next.

@Fernando Garcia are you looking for a GC or are you going to sub out the work yourself? I don't do big rehabs so I don't have a GC recommendation, however I do have referrals for electrical, plumbing and tile if you are subbing the work out yourself.

@Account Closed I can understand that you want to buy in an area where the average home price is less than the larger MSA's median home price. I don't really understand your logic in terms of what you plan on doing once you've identified the area of cheap homes. Are you looking at buying and holding, flipping?
Generally people look at the deal and if there is equity when you buy it or can you get equity when you rehab it. Or cash on cash return when you rent it. So you find a home that is below median, however it is at retail price and the cashflow is not great, then what?
To answer your original question, the median price changes based on your statistical area. You can check the census website for population for a particular city or websites like city-data.

@Jack Edward Johnson real estate is hyper local. There are 7-8 cities in the Phoenix area with population over 100k.
Why are you asking about median price? Just curious

@Nathan G. I agree with Nathan. There are plenty of people that buy anything for the right price. If you are looking to get top dollar it may be a further money pit for you. You may want to try an ibuyer to get a quote.

Seems like your advantage is having a high stated income. You can use that to leverage up but you need to have cash for down payments. If you don't have cash, having a 200K job doesn't help you too much in my opinion other than it may allow you to save up cash faster.

@Vivian Huang I would say most of my properties acquired in the last few years in Phoenix metro has been in East Mesa and Apache Junction. I have no bought anything in Phoenix since 2017. If I were to look now, I would think Tempe may offer the best returns, but they are still not great comparatively. I'm a single family investor, I would think there would be some better buys in the small MF space.
