What are Deal Maker Sessions?
- It is YOUR marketplace where wholesalers and investors buy and sell discounted real estate.
- If you are a wholesaler with deals to move, Deal Maker Sessions™ are for you! Active, cash-buyers looking for their next deal will be looking at YOUR deals!
- Multiple wholesalers will present their exclusive deals, often times for the First and Only time.
- Deal Maker Sessions™ is the only real estate investor venue in town that focuses exclusively on doing deals.
- Everyone is welcomed!
What Happens at Deal Maker Sessions?
- Deals get done!
- Wholesalers present EXCLUSIVE, discounted wholesale properties available for immediate purchase
- Active cash investors find wholesale properties available for immediate purchase
- Deals will be presented that are not available anywhere else. The properties presented at have likely have never seen been seen before and won’t last long.
- Different wholesalers and investors are in attendance at each meeting.
Wholesalers: A projector and screen will be provided. Please be prepared to present your deals. Bring pricing data (asking price and ARV) multiple photos, at least three comparable sales, repair data and flyers to hand out to interested investors. The template used to present deals can be found on the FaceBook Group under "Files".
Investors: Please be prepared with proof of funds and bring anyone you know who’s looking for their next investment property!
Real Estate Brokers: You’re welcome to attend! Find "Pocket Listings" for your clients!
There are NO fees... NO speakers... NO coaching... NO gurus... NO boot camps... NO bidding... NO selling books, tapes or seminars.

@Chris Hayes it will be property dependent, but often times yes you can get an FHA or other government loan for them. You can determine if it loan qualifies by looking at the property listing on hudhomestore.com, or by asking your agent. Also most of these properties qualify for a 203k loan which is an excellent loan option for an owner occupant though these loans aren't without their own set of hurdles and red tape. Hope that helps.

Offer what you think its worth, never walk from a deal because they are asking too much.....all they can say is yes or no. HUD houses are extremely competitive in OKC right now, but you have an advantage as an owner occupant because you get first dibs.

I've waded off into those waters before, although in an area that was incorporated so there was much more red tape(i.e. money). It's a much more complicated process than I care to get into with a blog post, but if you are seriously considering I would be more than happy to have a phone conversation with you about it.

Oklahoma is a tax deed state so properties only get sold the second Monday in June at auction. All 77 counties auction that day You cannot buy the tax lien here like in other states. In Oklahoma county and others you must have cash in hand or pre deposited with county in order to purchase. As far as scouting properties on the list I don't know of a magic formula other than going through the list and looking for areas you are interested in, and then researching each property. If you haven't been before, just go to the OK county auction and watch....it's an experience. Tons of people in the room and buying is fast and furious. Hope this information helps some.
