Hi Jordan, great post and this looks like a great deal! In your original post you stated you were worried about the P&I? But if you're paying cash you wouldn't even need to worry about that. This is over a 1.5% ratio for you which I think is great. That's a really healthy cash flow. Also, the technique you asked about is called an escalation clause at least here in Phx anyway. It's definitely a viable technique. We used it often last summer when it was fiercely competitive out here to buy homes. I say you use the escalation clause up to 70K.

@Joe Fairless : Thanks for the reply Joe! I took a look at your site and I think it's great. I saw you have Equity Happens on your book selection. That's one of my favorite RE investing books ever and rarely see it on people's reading lists. In reply to your question, we go back and forth on the multi family thing. On one hand, I feel like it may be a better investment and get me the cash flow I need sooner but on the other we feel like if what we're doing is working then why change you know?

Hi everybody,

I'm not very happy with my PM company for my Phx properties. I was wondering if anybody had some outstanding referrals they could give me? Seems like everybody in the local REIA here are self managers so good referrals have been hard to come by. Thanks guys!

@Melodee Lucido : Unfortunately no I don't Melodee. But I know who to refer them to if I meet anybody. Someday hopefully we'll buy a nice house or cabin up north and now we know who to go to for that.

@Mike Campion : Nice man! Good to see somebody else from "the avenues" haha. I grew up around 75th ave and Camelback. When you say commercial what kind of building exactly? Apartment or office? We've been thinking about breaking into apartments at some point so great job!

Ali: Thanks for the reply @Ali Boone ! Yes I bought in Phx in 2010, 2011, and 2012. I decided to start investing in Memphis b/c I heard of a turnkey company on a podcast that I listen to frequently and decided to go for it. Phx prices just came up too much for my taste and I like cash flow. Memphis has low prices and strong rents. It's not hard to exceed the 1% rule there. I got a property there for 70K and rented it for 800 monthly and got another one for 87K and rented it for 975 monthly. It's no 2% like Josh and Brandon always talk about but so far so good. By the way, I read your blog post about playing to your strengths as an investor and really enjoyed it. There's a lot of talk about rehabbing and wholesaling and partnering on BP but I'm not into any of that. I'm very basic with my investing I guess. I just buy SFRs and shoot for at least $300 cash flow from each property. I dread rehab lol!

Melodee: Thanks for the reply! We were just up in Williams a few weeks ago. We took our daughter and my wife's little sister to the Polar Express. They loved it! So what got you into the Memphis market and what kind of properties do you own there? The two we picked up this year were through a turnkey company there.

Curt: Your website is very nice! You guys must have a lot of competition. Seems like there are a TON of turnkey operations in Memphis. I love how low the prices are compared to the high rents.

Thanks Julie! Yeah Phoenix is kind of a crazy market. When it goes up it goes wayyy up and when it crashes it crashes hard. Right now the prices have come up quite significantly which is why we chose to expand our investing to Memphis. How is Colorado investing-wise?

Hi everyone, as the title says I'm a newbie to Bigger Pockets but I'm loving what I'm seeing so far! I'm a native of Phoenix, AZ and have been investing for about 3 years now. I'm married to the best woman in the world named Monica and we have a 9 month old daughter named Mila.

I always wanted to start investing in RE since I was about 20 years old and read Rich Dad Poor Dad. No book I've ever read before or since has hit me like that book did. It was like uncovering the matrix for me. Anyway, we do very simple buy and hold single family deals for now. We look for a minimum $300 cash flow on each property. Right now we have 3 rentals in the Phx area and two in Memphis.

I was turned on to this website b/c of the podcast originally. I love how this community comes together and seems to genuinely want to help each other. I did a Rich Dad Coaching program years ago and they have an investor community as well but it was nothing like this one. I've never been the type to be really active on a web forum but this is something I'm very passionate about so I'll be participating here as much as possible. Look forward to meeting everybody!
