@Christopher Noto Not sure where in specific you're trying to be, but I would look at delco for that price range. There are quite a few du/triplexes that I've been scouting in that area in the 40-80k price range. There isn't much happening in those areas (darby, chester, drexel hill, etc.) but there's plenty of safe areas.

@Ming Wu I wouldn't overlook Philly. Taxes may be high, but properties can cashflow pretty well even so, even in non-warzone type areas. There are plenty of people who out of state invest in Philly (too many if you ask me, haha)

I guess I'm a little more stringent than most. For me I'm looking for 20%+ cash on cash with a minimum of $100/mo/unit net. I figure I can get 8% on average over the long term in the market sticking with an index ETF, and not selling, and get all of the same tax benefits (since I'm net selling), and since I'm not betting on appreciation, it's gotta be better than this by some margin, otherwise I'll just get another job!

If I can get all of my cash out in a short period of time (6 mo) or put no money in, I'll settle for $100/unit/mo.

What are you looking to when you say peer lending sites specifically for real estate investors? Are you looking for secured, long term loans, or short term unsecured loans geared towards real estate investors?

I happened to be perusing the web for financing and I came across this:

But haven't been able to find anything else on it. Does anyone know if this is legit, or how I might learn more about it?

Basically the site claims that as an investor you can get an FHA loan for $100 for HUD homes (after they're open for investors).
