@Shiela Roberts thanks for the input! I'd heard that Boulder specifically has cracked down on STRs, but didn't know this also applied to MTRs. Are there any little havens (that you know of) that might not have these restrictions?

Hello all! I am from Minneapolis, MN and would love to find an MTR to either own through creative financing or manage as a co-host. If you have a medium-term rental in the area, I'd love to see if there is anything we can work out! Around the Denver area, I'm especially interested in Boulder, Colorado Springs, and Fort Collins. I'm willing to do favorable terms for you in exchange for a great price, or vice versa.

If you're a realtor in that area and know of any off-market deals that might be beneficial, I'd love to hear about those too!

Thank you!

Hello all! I am from Minneapolis and would love to find an MTR to either own through creative financing or manage as a co-host. I'll be heading through St. Louis on a road trip around 3/12 and 3/19 or 20. If you have a short- or medium-term rental in the area (preferably a medium term), I'd love to check it out if this is something you're interested in! I'm willing to do favorable terms for you in exchange for a great price, or vice versa.

If you're a realtor in that area and know of any off-market deals that might be beneficial, I'd love to hear about those too!

Thank you!

I have been doing a ton of research and talking to people in my city doing some networking. I have also analyzed probably 10-15 deals and feel I have a good grip on that. I have started to create a document for attracting local lenders for when I find a good deal. I have also been reading mindset books and creating spreadsheets to gain a deeper understanding. What else should I be trying to do? How can I make everyone try to take me seriously? Should I be pursuing certain marketing tactics such as door knocking, cold calling, and direct mail?

Any recommendations are helpful!

Simple, connect with someone doing deals, become their bird dog and do anything else they ask. Hands on expectance far out weights reading books. You will learn more in a month then 5 years of reading books
Good Luck

Bob- Great stuff! I’m hoping to do some connecting at my local investor meet up this Monday! So I will for sure try to find someone who would be interested! Thanks again!

Hey Pat! That's amazing stuff! You're further than I was at 17. Right now, I'd say just network the hell out of everything. Find someone to learn from and approach them by asking how you can help them; not how they can help you. If you're willing to sacrifice some time to help someone who is where you want to be, the advice and knowledge will come on its own!

When you get more serious about buying a property, you can look into creative financing. In my opinion, seller financing is going to be substantially more important to be able to implement with such high interest rates. Regardless of interest rates, there will always be someone who needs to sell their house. If you can be one of the only buyers that approaches them, your chances of getting a seller financed deal accepted just skyrocketed! Create a buy box, identify a strategy (STR, MTR, or LTR), and figure out how you can secure the deal.

Let me know if you'd like to schedule a call or meet somewhere. I'm happy to help!

Quote from @Hayden Oppermann:

hey man i’m on the same page as you but how do you find local meetups, and how do you find people to talk to and get connected with ?

Hey Hayden! Sounds like we're all roughly the same age. This is a first for me!

As for meetups, I created a free account on www.meetup.com. It's a great resource for finding nearby in-person meetups as well as virtual meetups. Personally, I've made several great connections through these and even found my current job at one! Don't hesitate to reach out if you have any questions. I'm happy to help!

@Jackson Mertes make sure your broker is ok with you doing this.  some brokers aren't ok with their agents being PMs; a liability thing.  hope they say yes, this is a niche I think is pretty lucrative.  I've been asked many times for a PM referral for STRs.

Point taken; I hadn't thought of that! Thanks! I'll let you know what they say.

Quote from @James Hamling:

Ok @Jackson Mertes let me confirm I understand this correctly.

You'd like to come and work on my STR, for free, like an intern? Because your payment would be the knowledge and insights being gained.

If correct, I think you just made me an offer I can't refuse.......

Will you get me coffee too? That's an intern thing, right, coffee, lol. But seriously, coffee would be appreciated.

Hey James! Yes, that's exactly what I'm saying. I'll manage your STR for free, using knowledge and experience as payment for a short time. Obviously after an agreed upon time, it would develop into a paid position much like other PM positions. However, it could save you a decent amount until then and who knows? Maybe I'll beat your current manager ;)

If your budget works in a particular market then why not buy one and give it a go? I learned by doing and now own a full service property management company

That would be fantastic.... Unfortunately, I don't make much and I'm a younger guy so don't have much in savings either. Currently, my best options that I know of involve seller financing,a partner, FHA loans, or waiting a really long time :(

Start going to your local REI events. Networking and talking about what you’re looking for

That's been the strategy so far, but I'd like to speed up the process and network more than I am so figured I'd post something here and see what I get!
