Hi Greg!

I just closed on the duplex about a month ago. I heard about it from the Jason Hartman podcast. They have contacts in Indy that were building around 6 duplexes and I got the last one. It's 4 bedroom, 2 bath (each side) in Franklin, south of Indy. The other duplexes in the area are renting for $2200 a month so I'm eager to get it filled. With 25% down, it should cashflow very well. I asked a local investor and author, Barb Getty (has a blog: http://thelandlordchronicles.net/), for advice on picking a PM. She recommended Real Property Mgmt. I went with them, my contact there is Ross Trent 317-484-8444. I'm just waiting for it to be filled, bummer I closed right before Christmas, bad time to get tenants but I'm hopeful.

If you have any other questions let me know!

Justin

Hi everyone I'm Justin! I'm originally from Montana and have ended up in SE Wisconsin, just south of Milwaukee. I work in the cancer field (radiation oncology) and have a 45 minute commute. So I listen to LOTS of real estate podcasts, BP included. I heard about BP from my brother in MT, who heard about it from his Cashflow club organizer. I got into real estate by accident when I wasn't able to sell my house back in Iowa. It worked out well renting it for a few years before selling it. I have owned a couple of SFHs and a quad. I'm starting over after a divorce and now own a new construction duplex in Indianapolis. My goal in real estate investing is to get to 10K/month in passive income. I read Equity Happens, and I like the idea of rabbit investing with buy and hold properties. I gotta say, BP rocks!
