I can help, Jeff and have a place in mind that meets the parameters you described. I'm a realtor and know Boston's neighborhood quote well. In Mass, the seller pays the broker fees, so it's a win-win to work with them in my opinion.

Annual filing fees for MA LLC's are $500. There's no way you can do it for less. Your CPA probably means they can handle the admin of doing it and then serve as registered agent, which is mandatory of the LLC.

My brother-in-law has been able to manage a 0% vacancy rate for his off-campus units by using the off-campus housing's listing service for landlords, which is found here I believe: http://offcampus.osu.edu/off-campus-living/

Dan's right. The flipping Boston guys have been made into TV personalities. Most of there flips are in towns closer to NH than Boston, but their backdrops are usually set in the city.
