I have never heard of a 12 month seasoning period. I've been held to six months before but never 12 months.
I use Groundfloor for hard money. 30-90 days is very risky if you are new. i go minimum 6 months. Two things most people under estimate....rehab cost and how long it will take to exit s deal.

Looking to potentially wholesale a home I bought to flip. Not desperate to sell but I do have several irons in the fire. Home is located in one of the most desirable communities in this area.
Details: Home is a split foyer, brick home built new in 2008. Sold in 2008 for $249,900. Comps right now are anywhere from $255,000 and go up to around $285,000 depending on how much of the basement is finished. Basement is studded out and ready to be finished if extra SF is needed. Home needs very minor cosmetic repairs to be ready to flip. Paint, carpet, appliances, pressure wash, and clean.
I have a packet I can email anyone potentially interested that has current property pics, renovation budget, and any other information you might need.
Looking for cash or hard money deals. Need to close quickly or I will just finish it up and flip myself.

Super low chance redemption takes place. Also very favorable redemption laws for the new owner in Alabama. I rarely give it a second thought.

I've asked my mortgage guy this before. Makes no sense but yes you have to season the deal. However there is a deal a local guy can do called delayed financing. Basically paying cash with intent to finance. Pm me if you need info

@Steve Vaughan after this deal, I may get into the buy and hold. The tax advantages of depreciation, etc are looking better and better.

Hard money lenders are typically turn and burn. Most investors will use hard money to secure the deal quickly then refi to much more conventional terms.
Lendingone.com is who I have used in the past. They do rental loans but they are typically 75% LTV and higher rates than a traditional bank.
