  I got my RE sales license in CA on my 18th birthday ( need to be 18 to be a sales agent in CA.)  first few months were a little tough with the age barrier.. and of course this was mid 70's when all of us kids that age had long hair.. So you had that.. but I would make jokes and press forward.. once I made my first deal. about 60 days later.. $600.00 commish ( which in 75 was pretty sweet given I had come from pumping gas for 1.65 an hour) I never looked back. by 20 I had my brokers ( as early as you can get it in CA) and by 25 I was rockin... You will be too... I fund many young bucks in the industry.. guys that are not even 30 yet and are making 1 million plus a year... I know 2 of them.. I am just granddad funding their deals so they can make the big bucks  LOL....

  its all relative.. yes there are expensive homes here 3 to 5 million on the water but you can also buy a 200k condo...

And its very conservative here.. But then there is the liberal side of portlanida as well.

I bought almost all of my rental portfolio over the years here in PDX with NMD or little money down.. it was all pre foreclosure stuff.. so not many True NMD but 5 to 20k to get into 200 to 500k properties in my mind is no money down basically.  but then they changed the laws here on the west coast and its not nearly as good or friendly as it once was.

  hard to establish net worths by neighborhood... many are leveraged to the hilt and that goes for many professionals and others in that age bracket.. to assume 2mil net worth plus is a little bit of a  reach I would think... but hey I have never been there and don't have the foggiest clue.

  Poor doctors blamed for being bad investors.. blamed for being bad private pilots.. those guys just can't catch a break !!  But I also know some really astute doctor investors as well.. so its like anything else some are good some are not.

  as Karyn stated you can get your own sepp and or solo 401k and you should do that pronto. You may also want to consider PERFORMING NOTES.. those might be a much easier sell.. just align yourself with a great hard money lender in your area they are always looking for investor capital.. you can make 8 to 12% in short term deals.. Its not so unforgiving as choosing a bad rental by accident. Might be an easier entry into RE with your sig other.

One of my all time favorite things to do is jump in the plane here in PDX and fly up to the Sound.. I have been into the strip on whidby a few times... but it would be a fund place to do a project.. and an excuse to fly and a write off all in one fell swoop.. 1 hour wheels up to landing...

  most markets have their plus's and minus's once you get east of the rockies this is a general statement  " properties will be far less expensive than west coast so they will quote un quote cash flow better"  appreciation will be very slow to nill in the price points most folks buy TK... PM  ( property management) will be the sole driver to your long term success.. WEll and pick a good company that does a good job up front as well. But if you going to own long term you want good strong house and GREAT PM...

  highly competitive in Oregon... I think PDX has one of the highest per capita brew pubs scenes in the US.
