  before I get too ahead of myself,    you need to check with local title insurers some states Quit claim is fine others will not insure them  IE they think someone has been swindeled out of their eqauity

  Well we will take that as a compliment.. That was our glamour shot 18 months ago for our RE company so that is what we look like in real life it was not 20 years old like many glamour shots of RE agents.  LOL

@Bob C.   Its a hard job if your potential seller is also talking with a RE broker.

It is very easy for them to flame you... IE this guy is just trying to steal your house etc etc

I know as a RE broker I would have a fiduciary to explain to potential seller the true value of the home based on MLS comps... Pretty easy for a decent RE broker to queer a deal for a wholesaler who is looking to buy a lot under market.

  Well it is America right and if its legal then the smart hard working guys will get to it.

I thought of doing this when sales first changed from TD to judicial however my reading of the statue was that to buy redemption rights one needed to be a licensed foreclosure consultant in Oregon.. But then like most things in Oregon you can't get a clear definition of what one of those are past RE broker MLO or attorney.   So I did not pursue it.

I did have a good friend who would not sell his redemption rights and was from what we know the only one in Mult to actually pull off a redemption. the buyer at the steps got his money back right before the 6 months was up.

  watch movie Glen Garry Glen Ross... I was personally raised in that sales room as a 5 year old up until I got my license at 18.. I learned it from the best of the best.

its about making a deal and closing.. And it hard to close on the phone.  Sellers can just flow you off to easy you really don't know if you have a deal until you meet them. and if as you say you have a magnanimous personality you could easily win over others that would just blow you off on the phone..

What the heck do you have to lose... Listen to Michael Coarles Pod cast I could only get through a few minutes of it.. ( short attention span) but what I heard he is a pro  and has some great line's when your toe to toe

  any follow up on buying redemention rights prior to the sale I know there is a lot of talk about some of the bigger players here getting some unwanted attention.

Having dealt personally with Oregon regulators @Ned Carey 

  Ned is very correct their interpretation and yours or your attorneys  can be vastly different just depends on the situation.  I have gotten legal opinions from attronies in this state that were roundly shot down by the state.. WE could have duked it out in front of an administrative law judge for 100k plus... but who is going to do that.

Just like at the REIA's a few years back here in PDX when some were telling private lenders "Just write for commercial purposes on the Note and your fine" well a few found that to be poor advice..

 I am old school and was taught old school... Don't over qualify them on the phone. Unless you have so many leads you can't possibly handle.. your phone call should be about setting up a sit ... Then create some reporete'  then work on the deal...

I was taught that RE is a belly to belly business.. Again old school.  Now I know its not possible if your buying 3 states away but if your working were you live ... I would encourage you in this learning curve to first set an appointment take some time to meet them check out the house.. Many times if they like you the deal gets better.. Then you can drip on them.

We experienced this in the Timber business here in Oregon.. I called it Oregon Porch time. It was virtually impossible to buy someone's timber on the phone. Unless they were out of state.. If they were local and lived there you must visit in person and create that relationship. NOw granted what you guys shoot for on flip fee's is pretty small dollars.. in our timber deals we would not even work on it if we did not think we were going to make 50k or more... with many deals in the low 6 figures.. So it did warrant more time ...

But maybe try that if your working in your home town.. when you get the call just set the appointment.. Then have your pitch ready and honed for when you see them.

You think car dealers could sell cars over the phone.. NO they need to get you on the lot.
