 I am pretty sure AL has a 1 year right of redmention.. but in the deals I do the title companies seem to write around it.

have you gone down and watched the action.. Every state is different.

  I have many many clients that I have worked with in my 40 plus years of RE.. My clients that paid cash of course never had a bad day.. my leveraged clients got murdered in 07 to 09.  So there is a balance for sure. 

Me personally I am a little of both. but to be fair I am retiring form rentals so I am not a great barometer on this.

  500 dollars at foreclosure sale then placed on market fo 150k I suspect something is missing here.. Not to say some incredible deals do not happen but they are far and few between.

when you say foreclosure auctions are you talking true court house steps or a company like Auction. com?

 I am with Wayne on this one.. you have really no equity and were can you live for 1200 a month .. it will cost you couple grand to move etc etc.

Me being the super landlord I am NOT.. I would rent to this lady and end up with a biker gang in there before I knew what hit me  :)

I would think it depends on the what the crime was...

  I think the brokerage you pick depends on what your goals are. One thing most Keller offices offer is the chance to get on a team.. I like this approach to those starting out as you get to have experience without climbing the mountain by yourself.

If its investment RE you want to do them look more towards a commercial brokerage .

commercial is tough nut to crack but once you do its big dollars for your entire career.

I was going to relate a funny story but then I would be highjacking the thread.

Most of our rentals here are pretty nicely outfitted and of course our rental market is about as good as it gets in the US... so you can be choosy and don't really have to over do it.

  well if I had looked up the thread I would have seen that you just posted the same thing and that would have saved me 5 minutes of typing ... PS be in Chicago next week just can't get enough of that weather !!!
