that jives with what I experienced funding 2,000 HML to turnkey buyers in the go go years. so 5% would be about 100 of our clients actually made the trip.

One has to remember you lose an entire years cash flow each time you visit the market :)

So if you buying multiple properties you can spread that somewhat.

If one was going to go check out 4 or 5 markets it would cost 2 to 3 years of positive cash flow if you just bought one property.

And of course look at all the lenders that never really ever step in front of the property.

  Great feedback.. I have been on the panel a few times talking about turn key investing. And I have no dog in the turn key hunt.. IE I don't own a turn key company or make referral fee's or marketing fee's if someone buys from one.. I do however floor some turn key companies inventory but they are under the radar types of turn key that predominantly sell to Hedge funds these days.  I am trying to address the Turnkey mystery as well.

when I was on the FIBI panel you were correct one presenter was a turn key owner and definitely  slanted her pitch to create business another was a RE consultant that no doubt was looking for new clientele.. I don't see how you can have industry experts speak that also don't own companies that are engaged in the subject they speak on.

Sounds like what you would like is better networking at those events.

And like you said it may be too rudimentary for you.

Although when I speak first thing I ask is how many are REaltors and 3/4 of the room raises their hands.. Then I ask how many are private lenders and virtually all raise their hands as well.   :)

  I think you would be astounded to learn how many TK buyers have not physically seen their property... I would wager its greater than 50%... don't know for certain of course .

When I was HML to TK buyers prior to 08 my borrowers were 98% LA based.. And I would say less than 10% of them ever went to Detroit, Indy, Memphis, Jackson , Atlanta all markets I was very active lending in in the day.

Thank you for that comment maybe I am behind the times. the past times I have hear him speak he was very forth coming with his opinions.

What do you think of FIBI ?

  see above in CA there is a very real outcome that will see my kids or grandkids cashing in on DAd's or Grand dads great buy !!!!!! one way or the other some one is going to make millions on this deal.. might be me, might be my kids, might be my grand kids.... that is the legacy of owning RE.. it stays the same we all turn to dust and our generations take over.

I do believe though there will be a play for a master plan type development down the line.

Since its only been 20 plus years I guess we can wait a few more.. Just hope it happens in my lifetime.. If note nice legacy for the kids. !!!!
