Property management Whisperer ...Welcome to land lording. Its the reason almost half the foreclosure in the US are from Land lords that failed.

Not everyone is cut out for it.. Property management unless on a grand scale is a low income tough as nails job.. So be kind to your PM when you get around to hiring one.

to hold.. But as I said there is only one Silicon Valley and one SF and peninsula were prices are driven by google , facebook intel cysco etc etc.

I would buy 2 or 3 houses in Detroit and sell them as sweat equity for 1k down and 200 a month each.. there was some old dude in the Carolinas doing this I saw him on TV once. And if you can't buy 2 you could certainly buy one.

I have 11 OREO's that I am willing to sell with low down and 0% financing over 5 years its a BP dream you will own them FREE and CLEAR in 5 years.

these homes are located in Mississippi they are not war zone but they are C class.. I will not sell them to anyone who lives out of state or more than one state away unless those individuals are well capitalized and are experienced. No newbie southern CA I want to own a rental house buyers.

this is interesting on the west coast we have plenty of indian res's but I have not personally dealt with any land that was close to them.

It does sound a lot like Ajedo land in Mexico though.. were the Mexican Indians have claim to a huge amount of mexico but try to figure out who really owns it and who really has the right to convey title.

We are currently working on a piece of Ajedo land on Cerritos beach. But for every deal that is done down there someone loses it all.

its the one that was built by the Island nation of Nauru you know the one that sold bird Guano and made millions then took those millions and built this tower.. It the one that is just north of Ala moana shopping center..its front is a half circle. and there are about 4 new towers going up around it.

In the day it was top of the pop 20 years ago when it was built.

Anyway we hang out there every quarter for 10 days or so.

Bob its much worse than that I paid 185k for the house in 1985.. When you could by a mansion anywhere else in the country for 185k ( except manhattan Boston etc.) my tax's were 1850.00 a year and would still be if I owned it as you so correctly point out.. good ole prop 13.
