In some jurisdictions you can put the lein waiver on the check.. you put an endorsement on the back of the check basically stating if you cash this sucker you have no lien rights. And or make the check out to the sub and the GC jointly with that endorsement.

As I stated before I control the funds going forward I built to many houses twice

Anyone looking at buying acreage and then leasing to those that grow MM

We have looked at some warehouses here in Oregon and Washington.

I know the Denver guys have green light.

Just curious about the rest of the country

Amy the example that Erik states in My personal opinion is far to risky.. any turn key property that only cash flow 100 a month.. will NO DOUBT at some point be NEGATIVE CASH flow of 100 a month or more.

In my day when I was funding TK operators companies this pitch that Erik gave was exactly what they turn key guys did 5 to 7 years ago.. And so many of my borrowers got into really bad financial positions based on this.

If you have 100k to invest you need to keep at least 25% as reserves. then see how it goes and ease into it would be what I would do.

Take any TK proforma and add 20 to 30% to the expense colum if it still works then great..

I have a non recourse 5 year product.. not the cheapest but we will do 30k and up, I funded about 120 of these last year to IRA buyers and Aussies.. Many in Atlanta and Orlando. with a smattering in Memphis and Indy.

JV deals are what you structure no certain way to do them. Its what you negotiate and what is fair for both sides.

However it is common to give a Pref return to the money.. Many PPM's that are out there today with commercial deals like apartments and other commercial ( large projects) will give a pref return to the money and then a back end profit split.. Alhtough they will also usually take a management fee as the promotor and or a commission up front on the buy side

that's taking NIMBY to an extreme.. Develop the property yourself in a manner that would be profitable and appealing to you and your lake house. And or develop it out fully make a bundle sell the lake house and buy a much better lake house somewhere else.

Ok now your stepping into it... as I learned about collecting rent weekly like they do in AU.. I wondered why the heck would they do that.

Well then I realized that there are 52 weeks in a year. And only 12 months so they are picking up an extra month a year in rent if they collect every week.

I have done a ton of bizz with the Aussies, doing 5 year financing for them on Rentals in Atlanta and Orlando. They are great borrowers and they love real estate.

Unfortunatly they were also pretty nieve about the socio demographics of the US> many of them thought that they could buy a 30k property and that the tenant would be exponentially like any other tenant and they would get their rent and cash flow as a Turn key passive investor sitting 6k miles away. Well as we all know those types of properties are management dark holes and the Aussies took some pretty serious loses.. And some were taken by out and out felons....

And yes I have been around the block a time or two
