You could flip the land through Craigslist, ebay, etc   A lot of folks end up selling the land with owner financing on a land contract.    That enables you to cash flow the property and with the land contract, you the seller still own the property if the buyer defaults.   You should search for posts by Mark Podolsky(www.thelandgeek.com) and Seth Williams (retipster.com).   There is a great podcast by Seth on http://www.biggerpockets.com/renewsblog/2013/10/10...

I think I would take a different take on it.  I was looking at a church tax lien in AL.  Imagine if a church did go through a tax sale and you bought the lien/deed.   That would wipe out the mortgage.   If the church is still meeting there, you could offer them a better rate/monthly payment than their mortgage company.   That would be a win win.   If it didn't work out, you could still offer value to a new congregation or not for profit.

@Patrickl thanks for the feedback.  If I buy all three years, will the opening bid at Tax Deed auction be the payoff of the liens or does it look more like 50% of Market?

I have found an OTC FL Tax cert that I am interested in.   There are 3 years of this certificate available so if I buy the 2011-12 certificate, that is at least 2 years old and will enable me to initiate the Tax Deed Process.   Can someone explain what happens to the 2012-13 and the 2013-14 tax certificates?   How do these cert holders get paid?

Talk to the daughter.  You never know what kind of issues she has been dealing with and you could be the answer to her problem which is the house.   If the owners are deceased then she could be the best bet to make this happen.   She lost her Mom and Dad within a year and this could be her way to closure.  Best of luck and keep us posted.

You can write off all expenses related to getting the property rent ready, advertising, mileage, fees to the court, etc.   Best of luck

4) I think I would attend at least 1 auction to get a feel for how the auctions work.   You want to stay away from getting caught up with auction fever.   Do you homework on the county web sites and ensure you are not bidding on useless land such as roads, non buildable lots, etc.   I think Joanne Musa is from PA.  She is known as the tax lien lady and I would recommend checking out her site or youtube videos.

I think I would search online in the tax assessors site.   Most of the counties have records online and ensure that your name is on property.  If not you may have to go into the tax assessor and show them your documentation and have them transfer the name on the property to you.   Best of luck.
