You still want the eviction.   Look, you can be sympathetic and still make money.  I think I would keep the rent coming in while I planned for cleanup of the property.   Know what I mean?   They can't clean it so you need to.     Do put the cleanup in any lease they sign.   Do include your work/improvements on the house in there as well.   No so sure I wouldn't even change the locks so it really sinks in that you own the property and not them.

So just to be clear, i think you are asking about title and not deed.   You can go to the owner and try and offer some cash for them to sign over the title to you, you can use a service like Tax TItle Services, or you can have an attorney walk through the Quit Claim Deed process.   If you are going to rent them out, then you don't really need to worry about this process.   The only time title would matter is when selling the property.   Hope this helps.

Another resource you need to check out is Mark Podolsky - The Land Geek.  He has a podcast with a lot of helpful information and a facebook group that you should join.   Seth's site is great for how to.  Site which you probably know - retipster.com  but i thought I would mention it.  Also check out Seth's interview on youtube with an investor from texas named Karl____  That is filled with different tips and techniques for selling and buying land.  Selling land is big on Facebook and on craigslist so ensure that your spreadsheet includes columns for land prices on zillow, realtor.com, cl, etc.   You really want to know what you can sell the property for on the back end.

@Sandy Uhlmann if you are referring to tracking tasks, I am trying out a tool called Trello.  Its online and its free to use.  There's a tutorial to help walk you through the steps.  Basically you put the tasks that you need to manage and it helps you keep track of your tasks for a certain project.  Let me know what you think.  I hope this helps

Lets look at this objectively.  You make money buy buying low and selling high.   When you invest in land, you could buy a property for $500 and sell for $3000.    Now to some of the people on bp, that's not a win.  But to others on this list that's quite a return on investment.   Land is something where you don't have to worry about tenant issues, termites or toilets.  Why not start small like a lot if you don't have a lot to invest in.  Learn the ropes and then buy larger parcels.  Learn how to buy at at tax sale on the smaller stuff then grow it.   I think its a great strategy.

@Marcus Nickson, I would recommend Seth Williams site - retipster.com and BP Podcast 39.   So if you want to unload vacant lots, I have seen multiple ways for this.   Online via craigslist is probably the most frequent way.   You could also try ebay but there are fees associated there.  So first method is Online.   Second method is neighbors.   You can goto the counties and find the info on the adjacent properties and try and sell through the neighbors of the property.   Third is more of a strategy - Financing on terms.  You are the bank.  This is where the gurus have massive profit for the same reason that your 100k mortgage is really 300k financed over time.   Fourth is to contact developers in your area.   Now the big developers probably wont want this but lets say you find a smaller developer.    Why not approach them and ask them where they want to find lots.   Goto that neighborhood and find all of the vacant lots and then email the out of town owners of those lots.  Make sense?

I agree with @Juan Mendoza that podcast 39 is a great one.   That is a Seth Williams podcast and he is a great resource.  He has a sit called retipster.com which is stellar.   Check that out.   For your property, you could seller finance that to someone else if you own it.  Nothing stopping you from being the bank right?   if its a large enough parcel, maybe you could look into selling the timber rights.   You could flip it to a developer or sell on craigslist, zillow, etc.   Best of luck
