Welcome to BP and welcome to the Milwaukee market. I live over in Madison, but I've done most of my investing in Milwaukee. Who are you using as a Realtor and how did you find them? I'm always interested to learn who is worth working with out there.

@Michael Berth sorry for the late reply, didn't see this until today. 

It just comes down to risk tolerance. Yes, you have more chances of income with larger units. However, you also have more chances for expenses. 

There is no right or wrong here. Just what your comfort level is with risk.

Come join us for the last meetup of the year. Official meeting starts at 7pm and goes until about 9pm. Members typicaly show up between 6/630pm to mingle beforehand, and then often stay late afterword to continue discussions.

@Rachel Caron I live in Mount Horeb and primarily work in Madison and western Dane County. I've done some investing in Milwaukee and Racine as well though. I'd be interested in hearing more about Eau Claire as I don't know much about that market.

@Michael Berth I'm not too familiar with that area, but I can help recommend an agent or two if you'd like help searching for that. 

I don't think it is necessarily the wrong way to look at it by starting with something larger. I hear a lot of people recommend starting with a duplex and then doubling every purchase. So that would be a 4-plex second and an 8-plex third, so on. That doesn't mean you can't jump straight to a 10-12 unit. 

I think you are right that 10-12 unit isn't so much harder than a 2-4 unit. It is just that you'll be learning on a slightly bigger scale. Buying a 2-4 unit gives you the chance to dip your toe into rentals, whereas a 10-12 unit is a little more like jumping in the deep end. If it turns out you don't like rental properties then it will just be a little harder and more costly to get out. 

What is it about apartments that attracted you in the first place vs smaller multi-family or single family rentals?

@Hunter Lisk As others have pointed out, the best way is to get involved with a community of investors. The REIA in Madison is great. You can reach out to @Richele Reiske for more info. 

There is also a local meetup put on through BP by @Chela O'Connor. I've been going to this one for 2 years and have partnered multiple times through the group and seen many others do the same.
