@Kevin G. that's a great strategy! I househacked 4 times and the 2 I still own here in Austin pay the majority of our mortgage on our primary residences we bought this year. I run the #1 duplex listing team in Austin and we help a ton of people with single family and multi family househacking every year. @Jerry Zhang I make lots of offers like this. Seller carry back is a great way to make a deal work when the terms are right.

 I would recommend getting a great property manager, local investor friendly agent and get a home inspection!

The best way to be a trusted real estate agent is to own real estate. You can get into flipping, BRRRR or buy and hold with other investors to get your feet wet until you can start househacking
