@Jerryll Noorden - Here's my logic. I mail yellow letters to LLCs because no one else does. My bank account is larger because of it. It's that simple.

I generate most of my leads via online but when I do direct mail I like to mail to LLCs.
Thanks for the shout out Jerry. I haven't been on this site for a while, too buys doing deals.

@Jeff Fairchild I don't think anyone is going to give you that data because it's fairly expensive to determine those metrics.
Here's a rule of thumb for Adwords. For the main keywords you can expect to pay $125 - $250 per lead.
You should be closing 1 deal for every 10-20 leads depending on your ability to close and how creative you can get with a deal.
It usually takes 3-4 months to optimize the campaign because you need traffic and "motivated seller" traffic isn't cheap right now. For brand new Adword campaigns people are paying between $20 - $45 per click.

I'll take a look at it this weekend and provide feedback. No charge.
I'm confident that I can get it fixed and on the first page if you're willing to do the work.

Always happy to help but the Austin market is super tight and nothing cash flows. Flipping and wholesaling is the way to go for now.

@Lee S. Be careful sending more than (3) 301s to a website. It can flag your site for a manual review by Google.
You're better off building out a service areas page with the local city or suburb. Much easier and each page will build strength over time and you can then inter link the service area page to the homepage.

@Matt Fisher It really depends on your SEO knowledge. Either way you can achieve rankings. If you believe that regular content on your site equals huge rankings then you're going to be disappointed.

@Matt Fisher Use a domain that you can brand and try to incorporate keywords in the URL (buy, house, home, property...)
The shorter the better

I had a brief conversation with a seller earlier this week and she has a house in Manchester, NH that she'd like to sell. Manchester is not my target area and I'm looking to pass the lead on, No Charge.
PM me for details because I don't want to put her contact information on a public forum.

You have to love it when guys in the real estate investing niche use affiliate links to generate extra cash. All credibility lost.
