@Nicole Brush Just a heads up.  I'd remove the amount you have saved in your original post.  You're going to get plenty of people that would love to help you spend your money.

I like the multifamily idea listed above. The other option is to buy a SFH and move into it. You would rent out your current home and hopefully that will create cash flow. If it doesn't then I'd look for a rental property that meets your cash flow needs.

Stay local on your first couple of deals.

@Account Closed If you have a budget for $30 then you have your work cut out for you.  My suggestion would be to use a Web 2.0 platform.  Take advantage of their free content management system and use an exact match domain for the name of your blog.

I would register the domain with godaddy so that you own it.  (www.webuydanvillehouses.com)

Web 2.0 Example - webuydanvillehouses.tumblr.com

Next step is to write some content and then point links to the pages from authority sites (biggerpockets, facebook, twitter, pinterest, Google+, youtube)

@Bryan C. It's simple.   Go to google.com/voice and setup a number.  You can search by area code.  Once you choose a number you can customize your settings.

I forward my google voice number to my cell and email me a transcript if someone leaves a voice mail.

@Tony Johnson I hope that I don't come off rude but the place to start is "mail the damn letter".  The rest will take care of itself.  

Everybody fails in this business because they over think it.  Take action next week by ordering 500 letters or 1,000 postcards.

Work with them directly and your phone will never stop ringing.  Maximize your wholesale deals and pump more money into the marketing.  Get to a point where you spend more than your competitors.  Have a mindset of abundance not scarcity.

Too many people focus on cutting costs rather than going after more of the best leads.
