@Samantha Bradshaw Here's a simple action plan that pretty much guarantees you a deal. Take that 5,000 and split it up as follows.
3,500 in yellow letter postcards or yellows letters for 7 months. So, you're going to spend 500 per month on direct mail over a 7 month period.
Take 300 and go buy you some bandit signs.
You can save the rest.

@Kevin Harold You should start with your total budget. Whatever you do don't spend your whole budget on the website. You can build the greatest site but if people can't find you on the search engines then you've wasted your money.

@David Krulac next time you see Tony you should ask him how big is AUM is what does his track record look like over the past 10 years. I'd suspect the answer is 0 and no record.
For the record, I used to work for the IRS and the two things that every "wealthy" person had on their 1040s were real estate and farms. While rich people (lawyers, doctors...) paid the most in tax and had little assets.

@Eric Moore My 2 cents. You're not aligning your goals with your investor goals. You're taking the cash and moving on to the other deals while the IRA investors wait for their returns.
If I invested my money with you then I'd want most of the down payment and a piece of the interest on the loan. This gives me multiple outs if I need evict or liquidate the investment.
