I would suggest looking in Capitol Heights, MD. They have done major renovations to Hampton Plaza and a nice grocery store is slated to open there sometime this year. Also, I would encourage you to look up the BlueLine Corridor project. Areas near this new development would be promising.

Since my post I had a conversation with the current tenant and the Director over his case manager. They both have a copy of the lease and refuted what the current owner was telling me. With all this new information, the owner had no rebuttal and will be coughing up the security deposit now.

@Shadonna N. how has the process been for you since using the program? We are nearing closing on a property and will be looking to that program for tenants. I am scheduled to take the Landlord briefing/seminar on Sept 29th.

I took over a property from a family member in the early 2000's and I don't recall it triggering a reassessment of the property value.

Like most of stated the Trinidad area is already hot and will be costly to buy in. Look at other areas like Riggs Park, Deanwood, Michigan Park and Brentwood just to name a few.

Good Afternoon All,

I currently have a ratified contract for a 4 unit building. After getting under contract, it was brought to our attention after requesting copies of the leases that the current owner did not put the tenants under a physical contract, nor did he collect security deposits. As of now, two tenants may be there at closing. We are currently waiting for TOPAs to be signed, which has been going on for almost a month.

My current plan once closed is to have the existing tenants go through the application process. If applicable, have them pay the security deposit and first months rent. Mind you, I am located in a tenant friendly city which is DC.

Has anyone experienced this before? If so, what actions did you take before and after closing?

Thanks @Douglas Snook, in DC they need a 30 day notice. I am trying to explore all my options before closing so I won't have to start an eviction.
