You are funny. I have a little story that I think you will appreciate. However I am biased as I love CA. Had dear family friends move to Columbus Ohio in 2012. They purchased  new home from the builder that practically gave the home away. Here is what they experienced. They said the cost of living was high as property taxes are higher %'s upkeep of the home from extreme weather and overall higher from all the activities  that had to come up with to get out of the house clothing, entertainment , the right snow cars not mention wear and tear on the vehicles. Gas and electric and the list goes on. They packed up and moved back 2 years later. They barely got out of that home. Other dear friends moved in  to Gilbert Arizona and they lost money on their home they sold 1 month ago. The living expenses there were lower but just not a lot of appreciation in that particular area. CA has most of the time been a great market for appreciation. Have friends in Michigan they have lived there for years. They bought their home when  I did in 02' and their  home is worth about what they paid for it then. Anyway, it really depends on the area. I here Nashville is terrific and a great buy and hold or flip market.

I agree with Christopher Leon. My experience with wholesalers has been dismal over many years. Are you a licensed real estate broker? Are you only  looking in San Diego county? Pm. I have some ideas for you.

Thanks for the share and I am so sorry. I am personally always leary of wholesalers!! Most of the time there is a sound reason that they will not rehab themselves. Not the pointically correct statement to make but it seems to be the truth.

I think the 70% rule is good rule/guide to stick with. Any historical property can be challenging depending on what the architectural committee will and will not allow. Lastly, in a subject that old there is always the unknown of what is behind the next door.
