Not sure how an agent would become replaceable. Some things need a human eye, touch and smell. I do think that flat fee for realtors could be around the corner!

Welcome to BP. What a lovely way to start on your retirement. I had a real interesting discussion with a TD investor last night and we actually compared his stock portfolio over his real estate portfolio which have TD's and rentals in them. He made an average in 20 years with the up and downs of 3 plus percent with the stocks combo of mutual/ and individual. The real estate owned he did receive a nice tax deduction however he did have to spend money on the costs associated with being a homeowner and land lord but over all made a return of 7% plus. It was an interesting analysis. It is always best to be diverse. I am bullish on real estate but it has be well thought out and managed. There is an art to it just like the stock market. Real estate is  mostly about location, holding when things get hairy and having  a nice cushion when things go bad.

I best advice to you is to speak with a potential hard money source to know what you loan amount options could be.Keep in mind that each flip is unique in it's own way. The other piece of the puzzle is to have your contractor or sub's lined up and vetted as well as the hard money source. When you are ready to make your move time becomes a precious commodity.

The lack of inventory is a real problem here. I have been conducting some market research on inventory and prices in other states such as Oregon, Virginia, AZ, Washington and all the brokers keep saying is that they have no inventory and prices are crazy. Today I spoke with a past client who has multi units in LB and wants to trade up in a 1031 exchange  and has nothing to go into in the  $3 to 4 million range. However we are still seeing investors finding deals for various reasons.

Welcome to BP. I know  the flips are very competive and expensive in San

San Fernando Valley and sure not in abundance. Not sure about he Ohio market but Arizona is tricky
