Great advice thank you. This is a little off topic but do you try and pay off your houses as quickly as you can. For instance money left over (cash flow) do you out back in towards the mortgage ?

I am looking to do the similar type of financing. I want my rentals to be conventional because I want higher cash flow .

I wanted to know which was better. After doing research it seems like a conventional is better because you avoid paying pmi. I'm looking to take out a mortgage but I am going to be putting 20% plus down @Eric Black

Here is a similar one grossing 3,150. There are a lot of these types of properties in newark around the same price range grossing the same numbers. What do you guys think ??

First if anyone is from the Newark NJ area please comment on this property if you know the exact location, and if it is a war zone or not. I am from NJ but I do not know which areas are good and bad besides iron bound.

I like the gross income I think for NJ it is getting a decent return. The asking price is 250k, but I wouldn't offer that much.

Where are you finding 4 family houses for 50k lol ? I'm in Jersey they are going for 300k plus

What are you guys typically seeing as cash flow after the 50% rule and mortgage ?
