I know that many of you go to forums to check out the great information they have to offer and to see if you can gather enough information to go out and get your first deal done. So how’s that going for you?
Yes, I’ve been there and done that although it was a long time ago in my case but I’m guilty of trying to get it done on the cheap and to be honest I did get some good information but no deals.
I’ve found that in general the freebee information seekers will eventually move on to the purchase of a program of some sort after a failed attempt at the forum and some have a breakthrough but most don’t.
I’ve bought a bunch of programs over the years and found lots of good information but you’re still out there on your own after you’ve turned the last page.
The next step to the learning experience is the boot camp and those generally carry a hefty price of admission. You get the instructor (sometimes the actual GURU and sometimes not), the manual, the dvds and 3 days of your life that you’ll never get back. Don’t get me wrong boot camps are great but in the end when the room is empty and the lights go out your still out there on your own trying to make sense of the massive amount of material that was force fed into your brain over the last 72 hours.
The Granddaddy of all the real estate learning experiences is one-on-one coaching and having done all of the above I can safely say this is the only way to go if you’re serious about the real estate business. The upside is being able to learn the business with a pro at your side, the downside is cost and service.
I have no objection to the price that most coaches charge but charging that kind of money up front for such an unknown quantity leaves a lot to be desired. You need to be careful that you actually get coached by the expert as advertised rather than one of his students or partners and that getting in touch with your coach when you need him isn’t like trying to get in touch with the President during a cabinet meeting.

Have any of you old timers out there like me noticed that nobody talks to anyone anymore. Back in the day before the internet and texting when you wanted to find a buyer or a seller you actually had to speak to them.
In today’s world pretty much every Guru out there has their students electronically driving their business and their students wonder why they can’t get any deals. The worst part is the Gurus never speak to their students but move them along by emails and webinars. What ever happened to coaching people individually? The assembly line is for cars not people.
Ok, I know what you’re thinking. If God didn’t want us to use all this technology we would have never invented it. By the same token if God didn’t want us to talk to each other we would all be mute.
My real estate career started back in the day of telephone booths (you know the place Superman got into his suit) and newspaper ads (that’s right we actually had to hold paper in our hands). I received an email the other day from a pretty successful guru showing his followers how to wholesale lease options nationwide just as I teach my students. Wholesaling Lease Options allows you to go into any market anywhere any time and it works great.
In today’s world everyone gets things done by using the tools found on the internet and I think that’s great but being old school in a lot of ways I tend to try to keep it simple where ever I can and I encourage my students to do the same. Anyway this guru is obviously very accomplished when it comes to working the internet and was showing how to find markets in other cities to work. It was absolutely amazing how he pulled up charts and identified neighborhoods and price breaks and all sorts of great stuff. About an hour later he called it quits and announced that the target market had now been identified, qualified, charted and color coded.
Now for those of you that like spending an hour identifying, qualifying, charting and color coding things I say go for it. Me personally, I just call a Realtor in the area I want to work and get him/her to tell me the area price ranges and where the pretty houses are. It takes about ten minutes and the Realtor gets to do all the work.
I know what you’re thinking, that’s the easy way. You got that right! All I want to know is where the lease option prospects are and you can’t do it any easier than asking a Realtor that knows the area. Add to that that I’m now making a friend in the area that might let me get access to his/her MLS so I can go after these properties. Hey, I’m all for modern technology but I’m also lazy so I tend to look for the easiest and fastest way to get things done.

Post: Boot Camp VS. One on One Coaching

I just got an email from a guy that wants me to mentor him and he told me the same story I hear all the time. It seems this gentleman spent $10,000 and 5 days in a hotel ballroom with several experts and was injected with every real estate methodology known to man.
Anyway this guy spends $10,000 and 5 days of his life and emails me that he can’t get a deal done.
Here’s the problem with boot camps, when they’re over the real world rears its ugly head. All those lessons, role playing, scripts, and visits to houses with knowledgeable instructors fade as the real thing closes in on the new investor.
Now the boot camp graduate has to deal with life in the fast lane all on his own armed with scripts, contracts, and all the other great stuff that he forked over ten grand for. Therein lies the problem and it’s a big one for the vast majority of new real estate investors. Here’s the deal people, life ain’t a boot camp!
Ok, so let’s get down to it. When a boot camp graduate has a problem he goes to his shelf and pulls out a manual and hopes the cure is in there.
When my students have a problem they call me and I walk them through it.
When a boot camp graduate goes out there to do his thing he’s going blind but when my students go out there I personally walk them through it step by step.
When a boot camp graduate talks to his prospect he’s reading from a script but when my students get a prospect lined up they get to listen to me do it the right way until they can go it alone.
Are you getting the idea? Coaching is about people interacting with each other on a one on one basis and walking down the road together. Boot camps are about walking down the road with scripts, CD’s, and videos that do not have the power to deal with what’s happening in the moment.
Simply put there is no better way to learn than by having a mentor at your side keeping you out of trouble and moving in the right direction.

Post: Why Own It When You Can Control It With A Lease Option!

Having spent 41 years in the real estate business I’ve seen lots of investors buying properties, fixing them up and renting them out looking for some monthly income along with long term appreciation.
That’s a good thing but having experienced the hassles that come along with being a property owner and a landlord like debt, tenants, and repairs I figured there had to be a better way and it’s called control without ownership.
Why would you want all the hassles of being a conventional landlord when there is a better way?
Why would you want to go to a bank and go into debt for thousands and thousands of dollars when you can control the same house for $10.00.
Why would you want to take a chance on finding the tenant from hell (trust me the odds are you will at some point) when you can work with a tenant/buyer who will care for the property because he wants to buy it.
Why would you want to get those 2am calls that the kids flushed everything down the toilet can you come fix it when your tenant/buyer would be responsible for repair and maintenance.
I’d rather have three paydays from a house I never own and never have to fix up or even maintain.
Impossible you say!
Not so because I’ve done a ton of them and I’m still going strong. As I mentioned above its called control without ownership and the way to the Promised Land is through Lease Options.

As a wholesaler how many leads do you trash every month because they don’t fit your criteria? They have no equity, they are pretty houses out of the price arena, or the sellers won’t bite on your low offer.
