I have a great tenant for 2 years in that she pays timely and never asks for anything. She pays $1,900/month in rent. She is a doctor and her husband an engineer. I was thinking on raising her rent by $50/month. My expenses went up $40/month. On the other hand i am thinking about not raising her rent b/c she is an excellent tenant. Feedback would be appreciated.

What are the pros and cons with Houston and Dallas. I know that Houston gets hit with bad storms but really know nothing else about it. Thanks.

I.A. are the initials. She is a bully. Moved out on 8/31. on 9/1 began demanding her full security deposit back. Took $700+ all legit, all based on the lease and State law. She said that she is "elevating" things.

Quote from @Nathan Gesner:

3. The lease should clearly address your right to show the property at any time with appropriate notice. It's written in your state law and your PM should know this. If the Tenant refuses to allow showings and causes a delay in finding a new renter, I have a penalty that is charged to the departing Tenant to compensate me for that delay.

The lease does address it but she is not compliant. Can you send me the language about the penalty for a delay by the tenant? Thanks!

Hi Erin, Tenant originally said that she was not renewing after August 31. As it stands now she is gone on that date. After she said that she said that she may stay longer if her company gets extended. She said that she will know by August 28ish but she was told that we cannot wait on her and are looking for a new tenant.
