I can speak only regarding direct mail as that is the marketing method I have used with success very recently due to adjustments of mind and marketing Our markets may be different. I think direct mail should be directed at those sellers with a need to sell and or cannot sell to a buyer that requires minimum down owner occupied financing and or have the time to. Many times they cannot due to condition or possible title mainly estate issues. You want to try your best to target those sellers and seek them out. They are flagged by city or county due to condition of Property or yard Even if only vacant. Find out where they are noted. Compile a list and mail to them keep adding to this list constantly Be patient as this takes time and work. Results can be delayed. Keep mailing monthly for 6 months to same adding every month Go first class mail and skip trace You returned mail After you are successful reinvest back into Your Direct mail and skip tracing eventually skip tracing not only your returned mailings but those owners that have for the first time hit your list As you become more successful set aside money for PPC. I’ve been told in a competitive market that can be in the area of 5000 a month. Stay at it for 6 months. Then keep doing it as you see success My road is direct mail first. Up to 4000 mailings a month now Skip tracing direct mail returns doing 100 sellers a month currently (haven’t been able to hire someone good on the phone yet) Soon to skip trace new arrivals to my distressed list. In the future once above is in place correctly will start a market plan for PPC w a budget of 5000 per month Once All the above implemented will look at other marketing mediums My point is do one thing well then add to your plan as you see success to your marketing plan increasing your methods of finding leads Good luck

It’s not so much what you say as to whom you say it to. Are you targeting distress sellers w houses that need work. Sell as is no repairs make it simple quick and easy for your audience. People that may work with you don’t want to sell the traditional way or can’t. Reach out to the Direct mail companies they have templates take a look see what might work for you. Make changes as needed. I use resimpli. They advertise here. Reach out to them. Their prices include first class mailings That’s important you want the returned mail. That’s an excellent lead possibility if worked right Get s skip tracer to run research on your returned mail go the extra mile that’s where the gold Keyword direct mail here at BP and skip tracing you will get alerts. Also keyword your city. I did in June learned something utilized it and in September wholesale a house due to that one post. Listen to podcasts on direct mail marketing and or wholesaling. I am partial to flipping junkie but I listen to others as well. Find episode 46 it’s on Direct mail. Excellent it’s Very inspiring to here guys having massive success w direct mail. It works if done right.

Not sure if your market is similar but I found a majority of folks that we did business with regarding buying their houses were over age of 50. I use the age criteria High equity as well Consistent mailings work. Didn’t know equifax offered this service that’s interesting A small percentage of list source data is not very accurate

I am wondering if timing on Direct mail makes a difference right before or after the long weekend for thanksgiving I am ready to send about 4000 mailings would hate to have a bust if I time it wrong. Perhaps @Ray Lai might have some insight. His company has been most helpful helping this old dog get caught up with the times on Direct mailing marketing Anyone with any insight please reply. This site has been a financial life saver for me and a lot of it has to do with direct mail. I try to respond when ever I have something to contribute and I can say direct mail done for you by a third party Company that specialize. in it is the way to go. Speaking of thanksgiving weekend I am thankful for the BP community. This site is awesome

I have an aquintance who inherited a property in the suburbs of St Louis. He is considering borrowing to pay off first and obtaining repair money. Looking at LTV of 60 percent of ARV

If there is any investors that can recommend a hard money lender it would be appreciated. The financing may or may not work out so he may be in need of selling as is   Please only reply if you have a hard money lender you have worked with

I believe you meant to type Inquiso If you type Inquisio it is a company in Poland Anyone have feedback on Inquiso They list a laundry list of different search types I wonder if the cost is per Search type or per name probably search type but that’s ok as long as intel is good. They seem to offer more than your typical skip search but the million dollar or twenty thousand dollar question is how accurate and current is the data.

Off market property in Wheatley Heights.  Experienced investors only.  This property has fire damage but is repairable. Most of fire damage to framing and decking contained to front left bedroom.  Smoke damage though in most of house so you would gut it and start new.  Location is well established San Antonio neighborhood.  Backs up to park and green belt.   This is not for the faint of heart.  If you have experience or your contractor in handling a total remodel this could work.  Buyer pays all closing cost.
