@Rafael Castro I am a realtor and fellow investor working in the Dallas/Ft. Worth area. Majority of my clients are out-of-state investors. And yes, most of them are from CA. The problem I am facing at this time is that I don't know what I don't know, in terms of different regions and don't have enough data to focus on one area vs another.
It can be a challenge to decide on a market. Focusing on the most landlord friendly states helps narrow that search considerably. Let me know if you need any specific data for Dallas/Ft. @Michael Bayrakeri I would recommend you find an investor friendly realtor in the market your interested in. They will be able to help you find a turnkey rental. They will also recommend a good property management to manage your rentals. Also, they should recommend landlord insurance carriers and contractors to do any make ready (if needed). Why limit yourself to just turnkey properties? Working with a realtor gives you more buying options too. I own investment properties here in the Dallas/Ft. Worth area. Texas has some of the most landlord friendly laws. Also, high demand for rentals ensures low days on market for lease listings. Many of my clients live in CA. DFW is a great place to invest.

@Account Closed I have been involved in many seller finance deals. But to be honest why would you want to pay in the neighborhood of 10% for a seller financed deal? It won't cash flow. Usually these are reserved for people with bad credit. This primarily applies to SFR's. But its rare you see owner financing on multifamily here in the Dallas/Ft. Worth area due to the demand for them.

@Sean Haberman Find a Realtor that is a fellow investor like myself. Especially if your looking to invest out-of-state. My REI contacts become my clients contacts. No sense reinventing the wheel that so many first time investors make. Those I recommend from lenders, insurance carriers, PM's, REI CPA's, etc. I have personally used for many years and gladly recommend them to fellow investors. Hope this helps.

@Anderson Bigate Nogueira You may have your wording wrong here. Are both tenants not paying their rent? If so you will need to proceed with the eviction process. However, if both the tenants are current on their rent and are on a month-to-month lease you can give them 30 days notice to vacate. No need to get the eviction courts involved. But I wold recommend you do one unit at a time. Give one tenant a notice to vacate. Remodel that unit, and get new tenants to move in. Once they have moved in then give the tenant in the other unit notice to vacate and repeat the process. Two reasons to do this. One, you continue to have rental income while rehabbing one of the units. And for beginners easier to manage one door rehab at a time. Second, lessons learned from rehabbing one unit you will be able to apply to the other unit when rehabbing it. Hope this helps.

@Steve B. We see it. Love the dog pic too. FYI, when posting questions be sure to reference the city in question. That way you get specific answers from fellow investors in that area. Because real estate, and especially landlord laws vary greatly from state to state. Great way to network in the area your asking about too.
