@John B. If your exit strategy is long term rental consider the BRRRR strategy and get a hard money loan and use the HELOC for repairs and or conventional closing costs once your rehab is complete.

@Russell Miller I would also recommend finding a fellow investor/realtor that knows the local market to help you find a move in ready rental. My experience is that the workmanship on the rehab on many turnkey properties is subpar at best. Whereas, working with an realtor you will ensure you get a property that is free of defects. Or at the very least ensure that appropriate repairs are made or your compensated for at closing for said repairs. Here in Texas home inspectors are licensed too. I recommend a great home inspector that knows what to look for in a property regardless of your exit strategy. And the best think about this scenario is the seller pays the realtor's commission. So minimal risk on your part.Plus, running rent comps is key to ensure you getting a good investment too.

@Jodie Sherwood If your going to live in it and make repairs make sure that the property will qualify for FHA or Conventional financing. If not you will need to get a hard money loan. But suggest you attend local REI meetings on regular basis. The networking with fellow investors, lenders, hard money lenders, etc is invaluable. Hope this helps you in your REI journey.

@Ram Maharjan I recommend moving foward you reach out to @Kyle Mccaw owner of McCaw Property Management to manage your Ft. Worth rental moving forward. He may even give some guidance on the eviction process. McCaw has been managing all my rentals in Ft. Worth for many years. The efforts they go thru on the tenant screening process is short of amazing. Worth every penny alone on the tenant screening what McCaw does for my company. Here in Texas getting an eviction on your record is not good. So it rarely happens here. But it does when friends and family get involved. I learned the hard way too. So I let the PM do all the tenant screening. Hope this helps and good luck.

But most importantly connect you with the key contacts to help you succeed as a real estate investor. This includes investor friendly lenders, insurance agents, property management, and contractors. @kyle @Kyle Stewart Quick Books is what I have used for several years to track income and expenses by property. Also, great way to track history of repairs with your PM. So keep that simple.
