@Chasity C. Arlington is still a sellers market. Especially homes under $200K.

@Erin Butler I use Izzy Lane, Escrow Officer, with Capital Title in Colleyville, TX for all my investor transactions. She is very knowledgeable in working with wholesalers, double closings, transferring from personal name into a company name at closing, as well as, preparing owner financing promissory notes/warranty dead/amortization schedules. Pricing for name transfers and seller financing doc prep is very reasonable and quick too. YLet her know I referred you.

@Steve S. Reach out to McCaw Property Management. They are a very good property management company here in the Dallas/Ft. They manage all my rentals here in the area and are great to work with. Let them know I refereed you.

@John Blackrock there are plenty of good deals in and around the Dallas/Ft. Worth area. Just because a few areas are priced too high doesn’t mean we can’t find the deals. With regards to keeping deals I find I only rehab one property at a time. So there are plenty of deals that I find for my fellow investor clients. I always give them first right of refusal. I want repeat clients. So giving them priority on the deals I come across is a sound business decision.

@Ralph Stowe I have come across this several times over the years. First, call the listing agent or seller if FSBO and get the real story why they did portion of the work. A Realtor will have to give you an honest answer as to why they are selling if seller disclosed it. Most of the time its the seller purchased too many properties at the same time and was cash strapped to complete the rehab because they over extended themselves and didn't calculate the rehab draws correctly from their hard money lender. One such house I helped a fellow investor purchase was gutted down to the studs, foundation and roof was repaired. It was priced right too and my client hit the ground running on rehabbing it for a rental once they closed.

@Sean Harris Yes, there are much better options than Quicken loans. I have found mortgage bankers are excellent for helping with creative financing for a BRRR. But depending on the market you looking to invest find a good Realtor that is a fellow investor. They can recommend several lenders depending on your exit strategy. I have several lenders for various exit strategies that I recommend to my clients here in the Dallas/Ft. Worth area.

@Michael Borovsky find a good Realtor working in one of those markets. Preferably one that is a fellow investor, like myself. This Realtor will be able to recommend good property management, insurance, lenders, and contractors that they have used to help you build your team. But the biggest challenge is narrowing down where you want to invest. Texas has four major markets that are very diverse from each other. I choose to invest in the Dallas/Ft. Worth area because consistent job growth coupled with a diversity of industries providing those jobs make it a strong rental market.

@Evan Mendoza I can recommend a good property management company here in the Dallas/Ft. Worth area that manages my rentals. Just didn’t know what markets your interested in.

@Kinjal Patel I would recommend you search the internet for "countertop resurfacing companies." They can not only resurface countertops. But resurface tubs and make them look as good as new. Their pricing is very competitive and most work is done in two days or less based on my experience using them here in the Dallas/Ft. Worth area. I have found those kits aren't as durable as the professionals.
