@Gita Sunnyy I sent you a colleague request. I have a couple I can recommend that are investor friendly. I definitely recommend on to manage all your rentals. I use one as well to manage mine.

@Liz Boer I can give you a few recommendations. Send me an e-mail and I will give you some good questions to ask when interviewing property managers based on my experience. In short, learn from my mistakes. A lesson borrowed is better than one you pay for.

@Kevin Mott read up on the getting started info here on the BP web site and go join a local real estate investors club meeting. The knowledge and networking will be much more valuable than one of those "mentoring" programs out there. There are many and they will take a lot of your monies before you have done one deal. So learn from other investors mistakes, including my own. And learn all you can about wholesaling. Great way to start your real estate investor career. Good luck and get a deal done.

@Christopher Hunter Suggest you find a Realtor that is an investor and already knows what to look for depending on your exit strategy. A good one will already have a network of wholesale deals that come across their desk weekly. They won't ask for a buyers rep agreement. Because as an investor before I earned my license wouldn't sign them. Realtors don't understand how "creative" deals can be sometimes and a buyers rep agreement prevents that. All i ask for is POF and once buyer gives a price I submit offers on their behalf. The old sales 10% rule applies - For every 10 properties i submit offers on a client's behalf only one of them will get accepted. Luckily I have a better track record than that. But good investor/realtors know they have to work for other investors business.

@Jake Valkusky Are you the buyer and did you get a copy of the current leases? If so send them to the tile company performing the closing and have them credit you the security deposits, last months rent (if paid in advance), and prorated rents for the rest of the month they should have paid for the existing month. It doesn't matter if the tenant isn't current or not. That is the sellers problem not yours. Once you acquire the properties submit notices to vacate to those tenants that are within NJ law. You don't need tenants that don't pay rents. Moving forward when you acquire multifamily complexes be sure your Realtor gets estoppel certs from all the tenants prior to close of escrow. If your realtor doesn't know time to find a new one. I always demand these when asking for the "set-up" when representing the buyer.

@Richard Hodges I am a fellow investor that lives here in the Dallas/Ft. Worth area. This is a great place to invest in a buy and hold strategy. Plus, a great network of other investors to network with and learn from their mistakes. But agree with @Bart H. it doesn't matter where you invest. But makes it a lot easier to invest where you live.
