@Hunter Peterson I personally like the Dallas/Ft. Worth area for both house hacking and investing. Particularly the Ft. Worth side of the metroplex. @Paul B. is right about the Austin traffic. It is horrible. Some parts of Dallas is no picnic either. Most due to the ever present road construction expanding the roads. But with inventory for rentals running around 5% I have never had any problems finding tenants for my units when they become vacant. Also, with annual rents going up 5% as well per annum this is a great market it invest. If you want to connect with a fellow investor that can share with you more details about the Dallas/Ft. @Mark Moss What states and areas are you considering? Texas is a great state to invest. In particular the Dallas/Ft. Worth area. My experience with companies such as HomeUnion and Roofstock are overpriced and rehab work performed is subpar. @Rick Bargas Send me a PM and I will connect you with a local CPA that specializes in Real Estate Investing and cost allocation studies as well. Also, know a good Real Estate attorney that works with several investors. Better to work locally with both if you are going to invest here.

@Amy A. I am from Texas but grew up in Utah. Moved back to Texas because of the problems caused by the snow up there. @Fred Heller was dead on about the heat. We do have foundation issues here on older rehab properties. But i have a couple of really  good foundation companies that perform the repairs with a lifetime warranty at half the retail rates. So foundation issues shouldn't scare you. Look to Texas, and in particular the Dallas/Ft. Worth area to invest. Send me a PM and I will share more reasons to look here to invest. Also, one more saying here in Texas "You can't shovel heat."

@Steven Smith Recommend you read up here on BP on house hacking. Also, attend a local REI meeting and network with investors on "investor friendly" lenders that help investors get pre-approved before you house hunt. You need to see what you qualify for first. But if this doesn't meet your financial goals then keep saving until you are in a position to buy in next 30 days. If you are already pre-approved and it meets your financial goals when your networking at local REI meetings you can get recommendations for investor friendly Realtors too. Personally, I recommend working with one that is a fellow investor. The mentoring and network of other contacts that can help you build your business are priceless.

@Olivia Darling Short answer is having rental properties where tenants pay your "all in costs" of ownership + property management fees and you still net a profit each month.

@Joshua Dees I can recommend some contractors that work in your area that have done great work from rental cosmetic updating to full flip rehab. Just send me an e-mail and I will send you their contact info.
