@Douglas Spence I know many people who have large successful rental portfolios in NJ despite not being considered a landlord friendly state. I wouldn't necessarily let this deter people from investing in buy and hold property here

@Kris Laku You first need to figure out what your long term goal is. If it is to build a portfolio, you will likely run out of money eventually unless your goal is to have a handful of properties. Skills such as networking/communication and raising capital will be valuable to you as you learn to acquire more properties.

@John Velez we cannot pay an unlicensed professional out of our commissions. See below..

"Any sharing of commissions with unlicensed persons is forbidden, with the exception of a possible rebate of part of the commission to a buyer. A salesperson may receive compensation only from his or her own supervising broker; brokers may share commissions only with their own salespersons and other licensed brokers."

@Andrew D'Alessandro Hey Andrew welcome to BP. The folks above are correct in fact that MOST offers with FHA financing are getting pushed to the bottom. Having said that, there is a loan program/approval process that can improve your chances that I just learned about yesterday.

Furthermore networking and being connected with investors who may be selling MFR unit properties believe it or not may be targeting first time home buyers. Feel free to reach out so I can fill you in more.

@Anthony Campanello Hey Anthony Came across this online. https://www.lawgapc.com/blog/multiple-dwellings-exemptions-and-housing-inspection-obligations/#:~:text=In%20order%20to%20be%20exempt,units%20that%20are%20owner%2Doccupied.

"In order to apply for these exceptions, units within a condominium, cooperative, or mutual housing corporation, the association must submit a detailed written and graphic report indicating that the unit’s required fire separation walls fully comply with N.J.A.C. § 5:10-1.4(b)4. The association must also provide a certified list identifying all owner-occupied units. The report must be prepared, signed, dated, and sealed by either a New Jersey registered architect or a New Jersey licensed professional engineer."

As an owner of 2 triplexes and dealing with the DCA I would not be surprised if an inspection would be warranted.
