@Pamela Mishra I agree with what @Ray Reed posted and mentioned. Best way would be to owner occupy that unit. Having said that, there are alot of misconceptions about Section 8 tenants. Can possibly be the least risky for a newer investor given the current eviction moratorium and King Phil Murphy in NJ at the moment. I'm sure there are plenty of investors who were sleeping very well at night knowing they were getting guaranteed income the first of every month. Something to consider...

@Vidyadhar R. Congrats on starting your journey and great to connect with you. I would say in terms of advice don't get caught up in all the over bidding. What I mean by that is if you are buying long term, and your numbers work, pull the trigger on a property. 20 years from now that property will likely be worth more with loan paydown. Also work with an agent who actually owns rental properties and is actively investing. Feel free to message me. I focus in Middlesex and monmouth counties.

@Sidney Garcia I have one in Asbury Park/Neptune and one in Atlantic City. There are many factors subjectively and objectively to consider. If you plan on doing FHA you need to consider areas you want to live in, even if it's just for a year or so. Also depends on if you plan on managing or have a property manager.

If your looking for appreciation you should be looking into areas that have redevelopment plans,ie: Atlantic City is a place I'm very bullish on at the moment. Lots of things happening but also very block to block so you need someone who knows the area. Shoot me a message if you have any other questions.

@Sidney Garcia yes two triplexes. Done conventionally. Focus is on value add MFR with under market rents utilizing BRRRR moving fwd.

There's definitely opportunity in NJ, you just need to get out, see where you like and what's important to you. Hometownlocator.com is another good online place to find out the info you discussed.
