@Winfred Brown I think another thing to keep in mind is that you have to be prepared for times when the property will not be generating any cash flow, like when tenants move in or out, this can often take well over 30 days and allow for repairs.  We often have investors that we manage properties for that did not allow a buffer to replace things like the HVAC system, then it becomes a struggle to keep tenants.

Typically in our company, we have to have essential items such as hot water and HVAC systems fixed within a 48h timeframe.  However, warranty work certainly makes this task more difficult.  We sometimes have to get it fixed ourselves and work out a course of action with the warranty company.  Most of the time we and the owner are out of pocket however the tenant is very happy with the response times.  

Thanks, @Ellie Perlman for sharing some valuable information.  It is certainly interesting looking at the top 3 industries for each of the states.
