I work with a property management company in Atlanta, and we have surprisingly seen a sharp increase in applications for properties, we were expecting a decrease due to the current climate. Still, we are seeing many more people viewing and applying for rentals. I guess summer came earlier this year.

Thanks @Joe Splitrock, this information is certainly misleading.  As I work for a property management company we are finding that we have to constantly email tenants and provide them with the facts as many tenants are just assuming they do not have to pay rent.  They are not aware that many landlords are out of pocket and are not receiving any assistance.

@John Underwood, thanks for sharing the article, it has some great information.

@Peter Tverdov, Thank you for sharing that story I had to make sure I read that correctly.  Certainly sounds like a greater risk with the C/D classes.  In our property management company, we certainly have to adjust the criteria for applicants depending on the city and the price bracket of the property.

You all have some great insights.  I think it is vital to be in a place that you can cover the mortgage payments and any other expenses that may occur, such as replacing HVAC systems, etc. I believe I need to be in a place that I can cover all my expenses for at least 6 months even if the investment property for whatever reason is not collecting any rent.                  @Scott Mac Great recommendations I have read many of Robert Kiyosaki's books have you read his latest book FAKE? This book was a very interesting read.

@Bob Collett thank you for sharing. You touch on some very good points it is certainly time-consuming screening tenants and making sure the property is rent ready.  We often have to turn PM clients down when they are not willing to make repairs to have the property rent ready by our company standards.
