+1 for Sean Terry and Matt Theriault! Both are great programs.

@Kevin fox go to the real estate schools and associations. Many times, the big listing brokers will post ads that they are looking for buyer brokers. Another thing to do is check mls for Realtors that have around 20 or more listings. Those are the guys that are getting so busy with their listings that they are willing to pass up on buyers in exchange for a few bucks.

@karyn galindo I don't know of any books or courses offhand, but I do recall Matt Theriault did a very in depth interview with a successful note broker on his podcast "Epic Real Estate Investing". I don't remember which episode it was, but it shouldnt be hard to find on itunes.

@Juan soto There is nothing wrong with reading books by the "gurus". If nothing else, they keep you dreaming big. Having a big dream is really good for keeping you on track of your goals.

When reading books by gurus, look for little bits of information that you can apply to your investment strategies without falling too in love with what they are teaching. Many gurus teach information that is outdated, only works in theory, or is possibly even illegal.

I once had a "guru" try to show me how to flip a heavily leveraged commercial property, but the technique he was teaching could easily be seen as defrauding to the original lending institution.

For great recommendations on books to read, listen to the biggerpockets podcast. At the end of every interview, they ask the participant about their favorite investing books. Many of the books suggested are very good reads!

Thanks for the warm welcome to the site!

@David Torres It is great to see that you are here too! I havent made it to an REIA event in a few months, but my evenings have freed up a bit, so I intend to start going again. I am looking forward to seeing you there again!

@Ted Wilcox We have 2 REIA groups here in Albuquerque, one is ACRE and the other is IRIN. Both of them meet at the same place, which is the church at Academy and Moon. IRIN meets the 2nd Thursday of the month and ACRE meets the 4th Thursday of the month. Both of them start at 6pm. I believe there is a $10 fee per person, or you can buy a year long membership, but I dont remember how much they charge for it. I hope to see you there!

Hello everybody! I am a new member from beautiful, sunny Albuquerque, New Mexico. I am a licensed Realtor and am looking into real estate investing. I have been interested in investing for years, but haven't been brave enough to jump right in yet. I am looking forward to getting to know everybody here and hopefully, finally taking the plunge into the world of RE investing.
