Thanks for taking the time to offer opinions and expertise. Very helpful and appreciated. We will pass with reluctance. So hard to find one that checks all the boxes to even make an offer let alone get one accepted. Arg.
As my wife and I prepare to purchase our first property, we are worried that we don't have the vision to change a floorpan as we attempt a flip or brrrr. To prepare, we have been looking at random properties and discussing how we would proceed. This is not a strength for either of us and it's holding us back. For example, can someone show us how you would turn this into a 3/2 and open floorpan?

I am getting about $200 a month from my first rental property. I've finally reached the breakeven point on what I needed to recoup what I had reinvested for maintenance. So now what do I do with all that cash each month? Do I put the money into paying down the mortgage? Reinvest it in other property? Save it for when something breaks or is vacant? How has this worked for you experts?

Thanks @Dawn Brenengen . When you say "we", you're referring to whom? I have a part in three properties currently. I purchased a townhouse at auction (last year) and did an extensive update. Learned a lot about that process.
I also co-own a townhouse that's now a rental in Cary. Both of those properties have family tied to them so I'm stuck in terms of what happens to the properties next. Now I'm ready to either flip or brrr. I've tried to get a couple of other properties at auction but was outbid and it seems like I get priced out quickly.

Just a quick hello as I look to start building relationships. I live in Cary, NC and have been a follower of this amazing brand for a while. I started listening to the podcasts a few years ago while training for a marathon. Anyway, I have dipped my toe in the water as far as real estate and am ready for a full-on plunge. ANY advice/direction going forward will be appreciated.
