If this is the wrong forum for this please excuse me and point me the correct direction.

I am located in the metro east (Belleville specifically) and that is where I am more familier vs St. Louis.

I am looking at some properties in Granite City, Madison (Dupo perhaps?) etc.

Any experiences or thoughts on these areas?

Trying to decide between Metro-East (like Collinsville and Belleville) or St. Louis.

The properties seem to be in the 63118 area, have not done a in person site visit yet but planning on that in the near future.

@Peter Kozlowski, when you say Feds got involved what are you referring to?  Sorry for my ignorance, at the front end of this learning curve but willing to put the needed time in.

Just an Idea,  it might be worth checking habitat for humanity Restore.

I am considering using a self-directed IRA in a partnership. Meaning my IRA would be one half of a 50/50 partnership in ownership of a property. The other partner is not related to me. It may be a buy and hold (rental income) or it might turn into a flip. Any experience or thoughts on this?
