For all the people saying sell your interest in the LLC is missing the fact that the loan is still a liability to the OP. The OP is the main one that it is a concern for it appears….

I will say there are some very knowledgeable posters on here - real professionals that have walked the walk. Tons of good/free advice that you can get in real time, with real people, with real scenarios. Not a hypothetical. 

I do expect to see a certain level of education from new posters - some of them come on here and haven't the slightest clue. Look, I get you're new and don't know a lot - but at least make a attempt to learn prior to posting - read a book, look at listings, educate yourself on loan types, watch YouTube videos, learn about RE in general. The extremely surface level questions show that they have done zero research themselves. 

I think a lot of them either 1) aren't that serious 2) aren't prepared to invest. They had someone on here recently - no money, bad credit, no experience - like they just woke up one day and decided they wanted to do an OOS BRRRR. I can't even start to make that make sense. There couldn't have been much realistic thought put into that endeavor.

I think it's a pretty positive forum for the most part (100x better than most other online forums) - I do like seeing those with experience go back and forth. A little drama is fun every now and then, especially when it's between people who have been there and done that. 

 Nothing like a good online spanking. Might be better than an in person spanking - it depends I suppose...

Yes, an online spanking typically is preferred over an in person spanking. Lol.😂

 Yes, that one example you gave is where a new poster definitely got spanked. He got spanked so bad I felt sorry for him. Looking back on it, I don’t think he felt that bad about it probably. Some people have personalities that a little drama don’t cause them too much grief.

So from time to time a new user will show up make a post and then disappear.  Now there are a number of new users that post something that turns a bit controversial. There’s been sometimes where some of the more regular users really team up and give them an online spanking. (Sometimes deserving of course.) Lol. 
There would probably be more bystanders that took up for the new poster at least a little bit, but they don’t for a reason. You see the normal users are going to be coming back again and again and the one time user might simply make a big commotion and then disappear…. There have been several newer posters that were getting schooled to the point that I felt bad for them, but why say anything when after someone takes up for them a bit they ghost everybody?  
Just a thought. Not too deep I know, but I just was thinking about it and here it is..:)

If I am going to owner finance a property, I prefer to have a third-party Note Servicing company. In my mind, at least it creates a certain level of comfort to the buyer and a third-party to prove that I did not take money and then say the buyer did not pay me.
That’s at least how I feel about it at this point. I have friends that service their own loans, but I don’t want to create another business.. ( JOB)

Easy is a bit broad.

My dad had it better ( easier)  than my grandpa.
I had it better than my dad.

My son has a lot of advantages I didn’t have.

Everybody has to fight their own challenges sooner of some kind.
Some people‘s demons are simply laziness because they never had to try.
