You want to look at mentors that are motivated for the business. Companies can be large and all but if they don't motivate you, what's the difference between going it alone? Give the companies a shot and let us know how it goes.
In order to buy and sell properties for a commission you will need a real estate license. However you can do this for free in the sense of a real estate internship. What's that something you have to offer to companies?
Also, real estate activity can be done part-time. Unfortunately, the love I have consumes me entirely into this field. Not instantly, but with time. It's been only three weeks for me and it consumes over half of my day. Anyways, taking action is the most important action. I'm not sure what you're asking. You mentioned that you renovated a property for leasing. What type of property is this? Is it also a small multifamily?

@Lisa Halpin BP is where I met my mentor. He found me, which was great. I'm going to assume you have a specific interest in real estate, whether it's buying/selling homes, lending money to investors, or even fixing the home up for re-sale.
If you're able to find someone in your niche, it won't be that hard to recommend them that you'll offer their services in exchange for experience and learning. Mentors love productivity and no one wasting time. It's a major turn-on.
Seek out a mentor today, tonight, as soon as possible, just don't sit on it! Real Estate Investment Associations (REIAs) are meetings among several people in the real estate business (investing, agents, lenders, contractors, builders) all licensed to serve. They're generally monthly.

Romir, you can do either. That's the beauty of real estate. You can be an agent that buys and sells properties to investors or you can be an investor yourself, take out loans and repay them while making profit. If you don't know anything of the business, I suggest working with and for a mentor because you'll gain experience extremely quickly.
At first, it will be the scariest activity you have ever done. You will hesitate and be burdened with fear. With the willpower you possess, you shall pass this fear and it will never scare you again.
I used to be scared of calling on the phone. I would hesitate on the phone and people would not be interested. The funny thing is by shining yourself you give way for others to shine. When they shine, they become excited. Excited to buy your product. I learned all of this by being a student of a mentor. Doing the same will introduce absolute and certain results.
