@Rick Griffith, that's great. There are a boundless number of places where connections are made with other real estate investors/agents/brokers/etc. All that needs to be taken is action. I can guarantee you will find one tomorrow if you take the steps out of the door into several real estate agencies.
Do you know what your first deal is going to be? A house or an apartment? Or something else?

Giving a non-refundable amount of money is a big no-no. Even if it was refundable, how would you know it would be refunded? He can take the money and run. Something for something, always. If you can afford to lose it because it's a small gambit, that's fine.

There's many investment options in real estate. Investing in renting apartments to tenants, maintaining their units, and collecting rent yields a lot of money. As usual, don't expect to earn a lot when you start out - prove your worth.
What are you doing right now with regards to learning real estate? You better be learning your state statute because it declares what is legal and what is not. You don't want to go to jail over a trivial matter.
Flipping houses is nice, how do you plan on doing that? You'd have to buy the house at a small price. Renovate it to your liking. Sell it because no one else can find the same house for the same quality at this price.

Hi, I'm Joe. As of today I love the ****ing phone. How do I know I would dump e-mail forever? I just sent out an e-mail to a potential lead and quite frankly it was as exciting as sitting in a classroom. Sure, I got to think. Think about how pathetic that felt. And I only sent the guy an e-mail because he had no listed phone number.
Today was my first day making calls. I figured e-mail just doesn't have as good of a chance as making calls does with regards to creating a meeting. Three hours earlier I received a call regarding a voicemail. This time I delivered my pitch with absolute assurance it would work, even though I may at any moment gather something unexpected. The receiver was able to get the company owner's number down and I'm sure we'll be keeping in touch with him. I wasn't able to create a meeting, but I did see where I didn't push for it, because it was right there, just waiting. I was three feet from ****ing gold. Now I have felt some rushes of excitement before, like when I kissed a girl and I liked it. But I don't remember feeling such a rush of excitement ever from simply calling.
The next call I wasn't able to create a meeting either, but I know he was interested. In due practice I'm certain to get to my goal. I'm already certain now. It's just a matter of time...
Let's put aside the fact that Belfort may be seen as a crook because of his act of fraud. Look at the attitude he inspires in DiCaprio, who "had incessant contact with Belfort". Without that attitude you are NOTHING! But here at BiggerPockets we're motivated to reach the sky. The sky holds our goals and we're here to grab them. So tomorrow, I'm going to pick up the phone and start dialing.

But I couldn't have done it without reading several blogs here in real estate. Primarily the articles about realizing that flying with the others in economy is barfmuck compared to the silver-lined first class. But it's only possible if you let everyone know you're a real estate investor. And this is just the beginning.

I just got off the phone with a California PACE rep and it turns out the property manager gets paid as long as they have their license. Even without a license, the property manager can work with the contractor and split the deal.

Property assessed clean energy (PACE) is a financing program that provides property with cleaner, more energy-efficient, and more financially-wise material such as LED lights and solar panels. There is almost no up-front payment as it's financed over a long period of time, around 15-20 years. Depending on the state, it may be available or not.
In my state, it's available. For a large skyscraper, fluorescent lightbulbs would be replaced along with the rooftop. If a property manager manages the building, they're in charge of replacing that. Under PACE, however, wouldn't the city hire some other installer to install the new equipment, taking over the property manager's work?

Since every party is a non-licensed investor, as @Account Closed mentioned it is a smart idea to place a fee on the craigslist buyer. After all, without you, he would have not found such a good deal. Negotiate with yourself a firm price on this fee.
