Post: Best Sites to Find Rental Properties (in Maine)

What sites/resources does everyone use to find rental properties? I'm in Maine, hunting around the Augusta/Kennebec County area. It seems like 75% of what I have been looking at have been pending by the time I look at them (within a couple days of me finding them) and 100% of the ones worth putting an offer in have already been under contract within a matter of a couple days after I find them online. 

Any tips/tricks/suggestions for finding them quicker would be much appreciated.

I've been considering direct mail to possibly get some off-market interest, but that won't be for another couple of months, after my wife and I have our first kiddo.

How many lenders have you talked to? it seems like a lot of lenders are not on the same page with products and requirements. I have a great lender that maybe another option.

 I have spoken to a few so far and they say theyre willing to work with me, but need to see the rental history first.

I'm wanting to get into the rental market in Maine but it doesn't seem like its worth it with the selling prices still high mixed with the rental prices for current tenants in those units being low, so I'm open to other options as well.

Thank you very much for the info and encouragement! Would yall suggest starting with multi or single family homes if I'm looking for the highest return? Or does it just depend? I'm seeing a lot of stuff in the central US.
