@Nathan Gesner Totally agree! I did mention it from the first call to everyone and continue reminding them during the process. There were a few red flags when I think about it now. If you could share the sample of the notice that you send to your tenants, it would be great.

Thank you for all responses. She (and her ex) actually reached out to the neighbors and fixed the fence. Another issue I have is she has never reported it to me or sent me any pictures, only until the neighbors talked to us. 

Finally she answered the phone (because used my fiancé phone?), she apologized that she didn't put us in a priority because there was so much going on. We did talk about the communication expectation and she said she would do better. Hope she will keep her words.

I have a tenan just moved-in for over a month. Her dog kept breaking the wooden fence in the backyard and the neighbors complained to me. So I talked to her and she agreed that she would do something to prevent further damage. I sent her an email officially and asked her to response with a suggestion in one week.

Next day, she sent me an email and said her dog broke another piece again and she decided to get an electric collar to the dog. If it still failed, she would suggest another solution. I said okay and asked her to tell me the status after two weeks.

After over 3 weeks, she didn't send the update. I emailed her to give me the update, no response. Texted her again two days later, no response. 

I checked with the neighbors and he said no fence was broken since.

She has a tendency not to response my email, text and call. Except the time the AC had issue and she responded in one hour! 

In this case, should I continue chasing her for a response so I can close the case? Or let it go because no further damage?

it's getting difficult to deal with her when she ignores my communication. We have a scheduled AC tune-up later this month. I will send her a notice and mention if she doesn't response or not available, I will go open the door for the service. 

If sending all communications to her by mail, would that make a difference?

We have a tenant already in one SFH, and just purchased another property. We want to find a reliable property management in Spring Hill TN. Any recommendations would be appreciated.

A boyfriend: "I am a CEO of XXX company, you can search me online and my company is making $xx million dollars. I will pay the rent for my girlfriend and her son. Is your house available now?" 

Husband: "We are doing home schooling at home. My wife teaches our two kids and additional 5-6 kids from our friends."

Me: "So you are doing it as a business? "

Husband: "Not really, but we have an insurance covering this part of activity."

Me: "Do you get compensation by doing this?"

Husband: "Yes, we do."

I agreed that the majority of rental listings were coming from big property management. I do post my rental on Zillow and other websites, you have to look though. 

When we started living in Nashville, we stayed in an apartment in Bellevue. The apartment had mixed reviews but it had more spaces with affordable rent, so we could save more money. Luckily we didn't have any trouble dealing with their staff and repairs. I would suggest you to ask them more questions on how they handle situations or issues, and choose one that you feel comfortable with. Good luck in your search and welcome to Nashville!

Hello BP Community! We are going to cover the lawn care in the next lease to make sure the yards will be taken care in the way we want. We want the lawn cut every the other week in the summer, remove leaves in the Fall season and trim bushes once or twice a year. 

Would anyone recommend any reliable providers? And normally how much does it cost?

Avil does have a maintenance ticket system and you can put a note and repair cost to the ticket. However Avail doesn't have any accounting features, so the repair cost is just a text for your own record. 

Yes, you and your tenants can communicate through the system. From my experience, we communicate the repairs through cellphone text messaging and I put information to the ticket myself, so all parties can still see the progress. 

The only drawback for me is the ACH deposits. I'm a paid subscriber and enabled the FastPay pass, but I can only get the next day deposit only my tenant also enables the FastPay as well. So at the end, I pay $5 every month for helping my tenant waived the ACH fees but nothing really benefit to me. 

Overall Avail is a very good all-in-one online application to start with, but I'm looking at other options as well.

@Account Closed Do your research and understand the process of buying a home property. Don't be afraid to ask more questions to your agents and lenders, clarify what they mean so you just don't take it all. I agreed that you should talk to lenders and get approved first. Discuss your situation and figure out who you will like to working with. 

When I bought my first property three years ago, I didn't expect I could afford it and got approved. I lived overseas five years prior and didn't have enough history in the US to show my employment and residence. The lender assured me he would discuss my case to the underwriter, yes a little bit more of paperwork but eventually they offered me a FHA loan. Good luck in your search.

I put my first rental house in Spring Hill TN last week. After a few showings, I received applications from a family of three from the Washington State. The wife is a licensed commercial real estate broker in Washington state and moving to join a brokerage in Nashville. They have planned the move for a while and did come visit Nashville in July. She provides an employment letter stating the start date in early November with a monthly base salary 3x more than the rent. However, she didn't have proof of income for 2019 because she was studying to get the broker license. So I'm asking her to provide the last 3 months bank statement. They want to move-in in 2 weeks.

Her husband is retired and getting social security. He had a DUI a few years ago. The couples had a failed business and filed a discharged Chapter 7 bankruptcy in 2017. However, both of them have credit score over 710 now.

Her daughter worked in California but decided to move to Nashville with her parents. She has a low credit score and seems max out all her credit cards and a few late payments. She is planning to find a job after moved. 

The wife is the main income resource and seems she uses all her current credit cards but no late payment. We had a video showing and they seemed very nice. The wife communicates with me very well, cooperates everything I ask and no problems to pay the deposit and rent. I still need to check her employment and previous landlords, but would you consider to give them an approval in this case? Thanks!
